Stunningly incompetent in even the most basic management issues. If you are thinking of renting from them, run, don’t walk, away!

After moving out, I was charged around $ 500 for damages that were present in the apartment before I moved in, and which I was TOLD to «NOT WORRY ABOUT». MJP and particular the building manager Tristan were very unprofessional, taking over a month to get the remainder of my deposit back, and ignoring mine and my roommates’ weekly calls for another month. The building owner, fortunately, only took two weeks getting back with the news that they would be denying our claim. Shame on me for not taking adequate pictures of the damages immediately upon moving in. I have never gotten less than my full deposit back. These people are shysters who know they can get away with ripping people off because the demand for rental units in Portland is so high. I only hope, as they are operating in a part of the city with a high minority population, that their practices are not racially motivated. Oh yeah, the floor had been damaged because they chose not to repair the refrigerator which I had told them was leaking and there was a crack in the exterior of the building resulting in mold which had obviously been shoddily repaired multiple times. I don’t put much stock in Unilocal reviews (check out my few other reviews to see what I mean) but in this instance I’m thankful to be given some opportunity to fight back against an unscrupulous business. Lesson learned: TAKE PHOTOS OF EVERYTHING.

I had been calling their office for the past week, only reaching their receptionist, left multiple messages with her and on their voicemail and never got a reply. I called three times today before I got an actual person, only to be told that the rental I had been trying to get information on and apply for had a pending application that had been from earlier today. The receptionist was very unprofessional and clearly their agents aren’t much better if they can’t return calls.

Imo this company could do a lot more to protect their tenants. And my experiences they will still your money lie to you and do everything they can to make sure that you are not happy now like I said this is my opinion and maybe you Will have a different experience I just feel the need to share what I have been through

I am trying to find a home, and in this market, one has to be on top of things! I tried emailing and calling (twice), leaving messages that I was interested in a home MJP had listed. They never returned my call over the weekend, so when I called back on Monday and got ahold of someone, they said the home had already been rented out.
When I saw the listing for the same house three days later, I thought it was just my luck! I called, they said it was available. I drove straight to the office with applications in hand only to have them tell me that an application had been submitted an hour earlier! What!!!
Also, it just so happened that I had made an appointment to view one of their properties in the interim, and waited 15 minutes in the rain before calling them to find out that no one had written down my appointment.
This is horrible customer service /​organization of property management! I guess it’s a blessing that I didn’t get our application to them sooner. I would hate for this company to be managing the property I’m renting.

They do less than nothing useful for their money & to my understanding break the law with impunity with regard to locks & fixing issues — here is unfinished part of what I had to send to landlady recently — they are still harassing for maintenance — outside of most & my lease agreement
¹⁰⁄₂₇: Mjp posts, claiming effective that day, that they have taken over & it is our responsibility to make them in receipt of the rent, across town (requiring multi-​day mailing or long drive) by the first (or pay late by the 4^th I suppose, which is distasteful, unideal, & ultimately unstable a request to make)
¹⁰⁄₃₁: I come home to this & put it in my mail pile to be opened soon
¹¹⁄₁: I pay rent to you as usual
¹¹⁄₃: I discover their preposterous, illegally dated demand (haven’t found statute for this but if it was legal credit card & utility companies would no doubt do the same, logically absurd by any reasonable standard)
¹¹⁄₂₀: I call them & discuss 3 out 4 lights being out in the kitchen area, to which their replay is they’ve never been provided a key to my place & it’s my legal obligation to provide them one. My mother was present for this entire conversation.
I negate this, of course, & maintain, indubitably (I had to look up the statute b/​c of my commercial landlord trying to refuse to take responsibility when the lock became too loose for the spare to work), that locks & entry are to maintained for tenants, including, fee permissible of course, if a tenant is to lock themselves out (though I always have at least 2 spares of any key).
They state they will send someone soon if I leave out a key, which I did, but refuse to copy it same-​day, which we agreed to disagree about, though the law is clear.
We also discussed how they, according to them, were supposed to send me an email about epayment so as to make it similarly easy to pay (which they have never sent to date), & how I paid the rent to you as their mailing to me only arrived once the month was over.
¹¹⁄₂₀: I also call Don, who said the only thing he could think of on the lighting was that I could hold & release the reset button, which I did repeatedly to no avail.
¹¹⁄₂₈: I find out that the lights starting to all go out like that could mean a dangerous & increasing electrical issue (evergreen homes rep I personally know).
¹¹⁄₂₉ (saturday): As no one ever came or contacted me about the lights, & the 4^th went out, I contacted all of their numbers, incl one for emergencies
¹²⁄₁ Monday: I contact them & reiterate what I’ve said on Saturday, as well that I will be telling you, to discourage you from doing any further business with them
¹²⁄₄: Initial harassment commences, saying they hadn’t received ¹¹⁄₁ or 12/3’s rent payment (which for the latter was not yet late even when I received it 12/​14, & for the former they know I paid to you & mailed demand for late).
¹²⁄₂₀: I receive a bill for their fixing the «water», which is outside of my lease agreement
¹²⁄₂₄: Dryer breaks down for 3^rd time.
1÷3÷15: BIlling is sent for rent plus, this time, stating that the $ 45 is actually for their visit to «change lightbulbs», which is again, outside of my lease agreement.

Stay away. You’ve been warned.
Lived here for 6 years. When noisy neighbors moved in, they refused to do anything.
When we moved out because of it, they tried to keep the entire security deposit. When I threatened legal action, suddenly they paid it back.
When I went in to get the check, they had the available apartments listed on a board. Including my old place. At a $ 600/​mo increase.
No wonder they didn’t go to bat with me with the noisy neighbors.

I am a duplex owner and interviewed several management companies to manage our duplexes in Portland. I would highly recommend this company as they were responsive beyond expectations, quickly listed our first property, did fast tenant background checks, had carpets cleaned and walls touched up in 3 days, and had qualified tenants in the property within 7 days of the listing. Their charges for needed maintenance are quite low because they keep a maintenance team on staff. And I got frequent updates by email as the rental process progressed. It has been a pleasure dealing with them!

Dishonest company. Attempted to see an apartment they had listed. Was told you could not see the property until a certain date and time and ABSOLUTELY could NOT receive an application beforehand as it was «unfair advantage.» So I scheduled a time to see the place, called to confirm on the day of, and was told the property had already been rented, but I could still come and see it and put in an application on the off chance that the initial application didn’t go through. When I asked how it was possible that someone had put in an application since they said absolutely NO SHOWINGS and NO APPLICATIONS prior to the scheduled date they gave me, I was told it was a «private showing» and that they could not give me any more details than that, sorry too bad.
According to them, since the apartment was so sought after they were having a hard time managing the situation. Sounds like a pretty shady business practice to me. Correct me if I’m wrong, but an unfair advantage in my opinion, would be allowing someone to have a private showing and turn in an application before anyone else was able to, after you told others that there was no possible way to see the unit or get an application before the scheduled open house date. Will not be putting in an application nor renting from a company that claims fairness and offers the complete opposite. Move on in my opinion. Find a company that gives you a fair advantage and means it!

As far as property management companies go, you could do a lot worse. They are fair and available and they try hard to do a good job. They do their best to keep the houses and apartments up to standards for the owners and for the next renters. I like that bills can be paid online so that you don’t have to go in if you don’t need to. I’ve dealt with other property managers before and these people really are better.

I am a home owner. My husband and I are selling our home and were looking for a rental. This company sent up a red flag from the beginning! When we found a property that we liked, I called the number listed for it, only to go straight to voicemail and the message said that I couldn’t leave a message because the mailbox was full. I called the next day, with the same outcome. Finally someone answered the phone and when I inquired about setting up a showing in the evening after work, the guy on the phone said they wouldn’t be able to show it after six pm. So I said ok, I’ll meet you there at 8am before I go to work. Not only was he «put out» about this early request, he yelled at another employee about the time and asked is she could do it. When she himed and hawed about it, he said «I guess I could do it». Wow, sorry to bother you at work about work! Then, the next morning as I waited in the driveway of the property I was eagerly waiting to see, I realized I had been waiting 15 minutes. When I called the number that I had got ahold of somebody the day before, again no answer and a full voicemail box. So I googled the company and called their main office. I told the woman that answered the phone who I was and that I was waiting for the agent to come open the house. She said «ya we called you yesterday, and told you that house was rented.» If I had got a call and was told that, don’t you think I wouldn’t be sitting in front of the house in the rain before work? Ridiculous! I will never again deal with mjp management and I will tell all my renter friends not to as well.

Nothing special, they’re a mostly hands off type of rental agency. Their clean out standards are a bit over the top however (cleaning out the gutters?) and I await the return of my deposit. To be continued…

They took a very fair amount of my deposit — documented the work they did — which wasn’t excessive — and charged me reasonable rates. In my experience they were fair and honest. And fair and honest is a solid four stars among rental agencies.
