We rented a vacation rental from Pismo 4 rent. The unit itself was fine, although it did not have 2 bathrooms as advertised, and it was filthy when we moved in. There were several problems with various appliances, but every time we called or went in to the office they said they were working on fixing it. They never fixed anything. They were not responsive to any phone calls. The only time I was able to speak to someone was when I went to the office. We had a rental for 3 months, and we told them that we would let them know about the third month. They explained that we needed to let them know at a certain date if we did in fact need the third month. We tried for 3 weeks to tell them that we needed the unit(every time we called they were either busy and they would call back, or the computers were down). We finally went in to the office and they told us they had rented our unit because they never heard from us(even though we had been calling for weeks). We had less than a week to find a new place. Basically, they were able to rent it out for a longer duration to someone else, so that’s what they did. There are so many property managers and vacation rentals in Pismo Beach, so I would avoid this one.

We loved the rental that we lived in for a year and a half, until the seller decided to put the house up for sale and we were forced to move. The ladies in the office did offer us a few other rentals that were available in the area, but none were in our budget. We ended up finding a new home that we loved even more, renting it from a private landlord. My only gripes that I have with Pismo Property Management is that we had some plumbing issues in the main bathroom and when I called the office, I was told that it was my responsibility to handle it on my own. Basically to contact, and pay, my own plumber. I have never rented from a landlord that did not take responsibility for maintenance at a house that they rented out. I am also a landlord for a home that we own out of state, and work with a property management company to oversee that rental, and we, as landlords, are responsible for catering to our tenants needs. Being on both sides of the spectrum, I do not believe that the tenant should be the one to call a plumber and have to pay for it. Afterall, you pay high rent for something, right? Not at Pismo Property Management, apparently. I ended up going on YouTube to figure out how to take apart my bathroom sink to clear the clog and was able to fix it myself. My second complaint it that once the house was put up for sale, and we were still in the process of finding a new home and moving out, they had already put up the FORSALE sign and we had people off of the street coming by the house at all hours to see the house. My husband would clearly advise these people to contact Seawave Real Estate, but the worst was when a man just walked into our living room one Saturday morning because he thought that we were having an open house! As soon as we were advised that the house was going up for sale, we were diligently looking for our new home. We ended up finding a new place within a week, but were not able to move in for a month and a half afterwards. I advised Pismo Property Management as soon as I knew, and the least that they could have done was waited until we were out of the house to list it. It made the whole moving out experience extremely frustrating for us. We were great tenants — always paid the rent on time and took great care of the property, but money talks, unfortunately. Other than the mishandling of the plumbing issues and the annoyances of our moving our process, the house was great.

We just stayed at the Seabright location. Our friends and family loved our stay there. 5 mins to the Pismo pier and lots of nearby shopping for groceries. We also loved how everything was well stocked. Lots of extra towels, paper towels, trash bags, etc. Will stay again if we need another vacation rental. Management is also very friendly and easy to work with.
