james and joann rock! james helped us find the PERFECT house and was so incredibly knowledgeable about our loan (FHA) and the local market. he helped educate us by always pulling comps, and guiding us in a direction that he knew would be best for us. he also worked very closely with all parties involved and the communication was impeccable. he was always available to tackle our concerns and questions and was a skilled negotiator. highly recommend!

Selling a condo these days isn’t easy, especially with FHA/​FreddieMac/​FanieMae rules being so tight. But JoAnn worked tirelessly for us, especially after our first buyer couldn’t qualify because of those rules. She found us a more qualified buyer and shepherded both us and them through everything that was needed to finally close the sale. It was touch and go a few times and she really came through. Also, we had to do everything long distance (we live in Oakland, condo is in SLO) and she was up on the technology needed for this as well. Overall, an excellent experience.

Buying a home, especially foreclosures is a horrid, trying & extremely stressful endeavor… something I’ll never do again but throughout the process, Adam & Amy at the Paso Robles location were at our beck and call, holding our hand throughout the process.
Communication with either of them was instant, providing us with their cell phone numbers and showing up on Saturday’s and Sunday’s just for our convenience. We felt as if we were family… and still do!

JoAnn Outland was the agent for the sellers of a property that my fiancé and I just bought. She went above and beyond to make our home buying process as miserable as possible. First, she refused to submit our offer to the seller because we were FHA and she didn’t want to deal with us. After our agent forced her hand (because, after all, housing discrimination is illegal), she stalled on every part of the process from getting information to our funder to getting issues in the house fixed that the seller was legally responsible for. She would not answer my agents phone calls or emails and was very standoffish and bitchy every time my agent spoke to her. The day we closed finally took the cake. The plumbing in the property was «weatherized» by the seller (because that’s entirely necessary in Southern California –right?!) and she did not let us know that we would have to have a plumber (not the water company) «deweatherize» it before the water could be turned back on. We didn’t find out this until the day we recorded and she told my agent «sorry — not my problem.» I would avoid working with this shady woman at all costs. Terrible, terrible experience and a completely unethical person.
