I’ve had Checklist out to inspect both of my home purchases. John is very informative and helpful in explaining any potential issues with the home no matter how big or small. In my last inspection, there were some very minor issues in the home that he said were easier for him just to fix them rather than write up in his report. He’s happy to answer any additional questions that come up even after the inspection is over. Just like with the first reviewer, he checked my irrigation system which isn’t required for the home inspection when closing on a house.

My wife and I are currently in the process of both selling and purchasing a home in the Phoenix area. Our Realtor recommended Checklist Inspections so we decided to go with them.
John the GM and his assistant Jeff were very thorough in sending us information via email before the day of the inspection and we could contact them with any questions beforehand.
When we arrived for the inspection on the house in question John and Jeff were already there at the scheduled time and were working. They did a very thorough inspection including looking at the outdoor irrigation system, which they don’t normally need to inspect. They looked at the all the systems and went over the place with a fine-​toothed comb. John was very informative and energetic giving enthusiastic explanations on any findings. He took pictures. He is especially adept at roof inspection having a background in roofing. I got to go up on the roof too!
John even replaced a small screw that was missing along the trim on bottom of the wine cooler so it went from broken to fixed on the spot-​free of charge to the owners.
John sent us both a summary report as well as a full report THAT NIGHT, including all photos and recommendations on repairs etc.
They are reasonably priced and offer a discount for repeat clients, which we will certainly be.
We will likely have them inspect any house we buy annually as it’s an affordable way to keep on top of maintenance and really get to know how a house is aging.
