These people have been very rude and not helpful the past couple of years renting through them. I highly recommend renting though anyone else in Panama City Beach!

I rented a house through Prudential Shimmering sands in Panama City, FL. I initially paid $ 750 (half of the cost for the total of &1500) for painting a couple of areas which had bad or dirty paint and also patch job for big holes on the walls from hanging frames. The holes were filled with white material and left without touch up paint. I spent wasted hours trying to have them finish the job that I had paid for. No success. They ended up giving the paint to me to do it myself!
My interactions for the rest of my stay was not much better. There were long delays before fixing anything, eg we were left for about three months without swimming pool for fixing a leaking pool liner. It could have been done in one or two weeks at most. They delayed replacing a leaking kitchen sink water system that caused rusting of the under sink area. On the contrary, we took an excellent care of the property during our stay with regular maintenance cleanings through merry maids. I did an initial deep cleaning that I paid out of pocket ($ 475) because there were really dirty areas. For example a lot pet hair was stuck to the living room and bathroom door on the porch side, even though it was so bad that we were not able to take it out completely. We also did a deep cleaning before moving out.
The worst happened after our move out. They did not return the deposit and sent me a laundry list of things and claimed they were my responsibility, eg. bushes in the back yard, even though the lawn care was on them, or damages that I had mentioned on my move in inspection like torn window screens, or rusting of the under sink area that had happened because of their delay in replacing the leaking faucet! They had also included the porch side of the bathroom door that I had paid out of pocket for and was at least 75% better than than the move in situation! You name it, behind the refrigerator dirt on the floor, even though it happened that we had to move the fridge to reach the water hose that was broken right after our move in and it was very dirty to begin with. After our move out, they mentioned several spots that needed additional cleaning. They were easily manageable with about $ 50 – 75 cleaning labor cost. They deducted $ 510 from my deposit, $ 350 for cleaning, and $ 150 for restoration of utilities to clean, even though I kept the utilities for five days after my move out. It was outrageous and ridiculous. The cleaning needed was very minimal and they did not need electricity for vacuum cleaning or anything. A few damp paper towels and 20 – 30 minutes of work would have done it all. I am a professional and have not had an experience remotely similar to this in the last 25 years that I have rented homes. This realty and property manager is not trustworthy, does a very poor maintenance job, and tries to take as much from your deposit as possible. Try to avoid them.
