We went to look at Deer Creek Apts upon moving to the Overland Park area. When we arrived, the grounds by the office were well groomed with lots of trees. We went in the office and were greeted by a leasing agent that took us to a beautiful well-decorated model apt that had new and clean carpet. After the viewing we went back to the office and before we signed lease, we wanted to make sure our apt would have new carpet. The agent said it would because the renter had been in the unit we wanted for 8 years, and carpet is replaced every 7 years. On move-in day we arrived with our belongings and the agent tried to sign us up without looking at the unit; however, we insisted on looking at the unit first. The entrance was down a dark, dirty outdoor entry with children’s toys laying in front of the door. When we entered it had that older, strong over-painted smell. The carpets were filthy with permanent stains and what looked like black mold by the base boards. Also, the kitchen counter had been used as a cutting board. The unit was different than the model we looked at and when we asked the agent about the carpet she said it had been replaced 3 years ago — no way! She said we could replace it for $ 300 — as a matter of principle, that would not work. Concerning our $ 250 deposit, the contract stated only $ 100 was not refundable, but we waited 3 weeks with no refund at all. We then received a letter stating the $ 150 balance was kept for administrative costs. Administrative costs? Just be very careful! Do not sign any document with them until you have seen the exact unit you are getting and know that any deposit you leave will not be returned. Make absolutely sure what you are getting, and it would be smart to record your conversation with the agent. I repeat: do not sign anything or put $$ down until you’ve seen the unit.

Lovely apartment from the outside, however, beware of the inside. My refrigerator is old and gross. It is rusting all throughout the freezer, including the ice machine. When I asked to have it replaced, they just replaced a part, I am left with the rust and grime. I also had ants, mold and dirt on all of the A/C vents(which they replaced). How they can think renting a place like this is acceptable? If you’re looking to rent here, makes sure you look at the appliances!

Really like the atmosphere of the complex! It’s a gated community and I feel very safe here. My only complaint is the apt faces west and that is great but paying an extra $ 10 for a creek side view– when all we are seeing is evergreens and 4 a/c units — don’t think that’s quite right!

I think this place is pretty awesome overall. I love the open floor plan of the place I am in, walking trails near the golf course, the convenient location. I think the staff here is super friendly and helpful. It is very dog friendly. Maintenance is pretty swift. The cable is a pretty good deal with Surewest. I like all the events they have going on like occasional Saturday breakfast and wine tasting events. It has a nice outdoor pool and a smaller gym. I wish the gym was bigger so I didn’t have to pay so much at Lifetime fitness. The other thing I wish was that we could have the garage option. Our neighbor who never uses her garage has the rights to it. Seems like such a waste.
