During the 18 months I lived at his place in Potrero, he and his management were absentee. Not ONCE did the office return a phone call or email. We got the handyman’s cell number so it worked out since my roomie spoke Spanish. We didn’t mind being neglected since the office staff was nasty to us and Richard is operating on a different reality(that’s the nicest way I can describe him). The problems began when we moved out. Our ex-nieghbor warned us when she moved out, the management refused multiple times to give her a move out walk through list of things they check for the deposit. When they did the walk through, the neighbor tried to grab the list out of her hands. The paper tore, the office lady screamed and fled then filed assault charges. Then they didn’t give her back her deposit. She had her lawyer send a wicked letter, charges were dropped and then she got her $ back. The office staff would begrudgingly agree to do a walk through with me then wouldn’t show up. Three times. So I was never there for the walk through. We left that place super clean and they wouldn’t give us our deposit. They made up fees and claimed we owed rent. After my roomie, the warrior, fought back and forth when them, they gave most of it back and we gave up. I know SF rental situation is rough but be warned of these peeps.

It’s true. Richard Thomas is one of the biggest slumlords in the Bay Area. He has been sued successfully multiple times for doing things like illegally withholding security deposits and not maintaining properties in accordance with building codes, and he does not seem to have changed his ways at all. He is extremely litigious too. In short, Richard Thomas is a NIGHTMARE landlord!
