The good news is it’s very quiet location and the host is quite pleasant. The bad news is the breakfasts are boring and repetitive. And the room isn’t as charming as we expected. It was functional but not particularly elegant. we didn’t like that no one cleaned up and made our bed each morning

This small B&B shares a building with the Canal Park Playhouse, a tiny theater fronted by a tiny waffle bar. The building itself is one of the oldest still standing unaltered in lower Manhatten. A plaque on the outside dates it to around the 1820s, but the austere Federalist architecture and original doors seemed 18th century to me. The preservation of the original boarding, lintels and framing is outstanding. You feel transported back to America the way it was during the Revolutionary War to stay here. My suite had a narrow lounge with a TV, a kitchen and a bathroom. The room was comfortable and everything worked. The bathroom had a high-standing, cast iron claw bathtub that required a certain amount of adroitness to master, but I did like the sunflower shower head that provided goodly amounts of water. The closet was a spacious armoire. What really made this room for me was how quiet it was. Even though it faced Canal Street, a well-made double-window arrangement completely silenced the street noise. It was library-quiet. No air conditioner or blower, just silence. It was great. I plan on staying here every time time I come to New York, due to the quietness of this room. One caveat is that the breakfast is pretty limited because their equipment is 3 waffle irons. If you order eggs, for example, they scramble them and then cook them in the waffle iron! Not a successful experiment. The utensils were plastic. They were pretty miserly with the juice too. The location, by the way, is excellent. It is right by the Holland Tolland in case you need to make a quick escape from the island. Adjacent is Canal Park and the Hudson River Greenway is just yards away for jogging or walking.

This is a quaint, quiet hotel that offers a decent proximity to the West Village. The Kennedy Room is simple and gives you what you need in a minimalist concept. You will have plenty of room to hang your garments and drawers are also present. The claw bathtub is a little dicey to shower in for a big guy like me but I made it work. You are given a choice of four items for breakfast every morning which we enjoyed during our stay. This definitely saved us some money. The only drawback is that the rooms are not cleaned daily. If you accumulate trash or dirty utensils be prepared to truck it downstairs yourself. Besides that the stay was great and the staff was AWESOME. Sarah was very helpful and accomodating while being very sweet.
