I have lived at the flats for two years now and I have ultimately regretted it more and more each day. The positives are this place is close to campus and comes furnished. However the furniture are all a step below ikea and frequently breaks.(4 chairs, the sofa, the tv, my sink all have broken in 2 years) Maintenance is terrible. If you have a problem expect it to be fixed any time between 1 week and 8 months. I had a broken window for 6 months of the winter and they didn’t repair it until I threw a fit. Often they don’t even change smoke alarms if they know they are out. The price is exorbitant at nearly 800 a month plus 400 a semester for parking. That’s about 12k for a year round lease. Or 48k if you have 3 roommates. Now based off that Chicago level rent you would think that it would be high end but that is not the case. Often piles of puke or spills lay in the halls or elevators for days at a time. Especially over weekends. A shining light is the man who deals with mopping and vacuuming the floors because he is very friendly and does a great job. The fire safety of this place is lacking as if there is a fire you have to go to each floor and pull the alarm to inform the residents otherwise just your floor gets informed. The parking is horrible. I pay 200 for a lot that is a 4 minute walk away. The spots are so small in order to maximize space that my Jeep Patriot(a medium sized car) has about 6 inches of room between the lines. They will lie to you, they will try to over charge or raise your rent without discussing it first. The Flats is not a place I would ever recommend and I advise you stay away.
