My husband and I have stayed here over the past 6 years with every annual trip to Newport. This is a beautiful victorian home, a bed and breakfast with lovely rooms, all very well equipped with everything you need. There are also at least 2 suites with kitchenettes that might accommodate a family traveling together. We have stayed in this ourselves with our adult children and it was perfect. Proprietor Brian Cole is friendly, down to earth, with lots of suggestions for dinner and fun activities. The location cannot be beat, this Bed and Breakfast sits in the middle of Newport by the waterfront, an easy walk to everything, 2 doors from Thames St. Awakened by fresh fruit and homemade scones(made by Brian), coffee and tea, in a beautiful and comfy parlor overlooking Newport– we wouldn’t stay anywhere else!

My girlfriend and I stayed here on a trip up the East coast a couple of months ago. We had a wonderful time. The room was very nicely appointed with quaint items. The bed was very comfortable and the room has a nice size modern fridge. The continental breakfast is great with fresh backed scones that were a real treat. The location of the bed an breakfast is great for exploring Newport on foot. We were able to park the car for the weekend and explore the town. The owner Brian is extremely nice and we enjoyed talking with him. If we ever come through Newport again we will definitely stay here. Given that it is Newport, and lodging in the town is expensive, I would say that staying here is a good value. Lots of nice amenities and loads of quaint charm for what you would spend at a hotel lacking all the charm.

My husband and I stayed here recently and we were both pretty let down. I have to agree with the other reviews about the owner, he is very nice. However, the actual inn was really run down on the inside. Details: — our room had a funky/mildewy smell to it — all of the furnishings were mismatched and looked like they hadn’t been taken care of — the ceilings were peeling and cracked — the bed spread so itchy you couldn’t sit on it — The shower curtain was moldy and the bath mat was seriously stained — windows were caked with scum If those were the cons, here are the pros: — great location(but every inn in Newport is perfectly located) — free parking pass — put out fruit and snacks in the morning It was fine however I did feel like I was roughing it and for the price I shouldn’t have been. It really just needs a deep cleaning and minor facelift to get up to par.

Quaint, lovely B&B in the heart of downtown, its a great location & we walked everywhere. Brian is very kind & helpful, his delicious scones are a great way to start the day. Pet friendly. Reasonably priced charming inn & we will be back soon.

The best B&B in Newport! Very cozy and clean. The best part is that it’s right in downtown and close to different restaurants, wharfs, shops and other attractions. The owner is very friendly and helpful. I’d totally recommend staying in this B&B.

I had the pleasure of staying in this lovely establishment last week, in the wicker room to be exact. It was a very comfortable, homey space, with a kitchen. It was located on the first floor in the rear. It was always nice and quiet. In fact, although this b and b has such an excellent location, in the middle of everything you’d want to do and go to in town, it is just far enough away from the crowds of people walking by on the main street. Brian the innkeeper is a jewel of a human being. He is bright, accomodating, friendly, interesting and is very well connected in town. So he can hook you up for just about anything you need and you can trust that he will take care of you, because he truly cares. And he offers such a lovely breakfast each day, with his homemade assorted pastries and fruit platter, along with cereals. And its priced really well. I am looking forward to returning!

Hotels were more expensive in the area than my wife and I had hoped for, so we found this great bed and breakfast instead! We had a great deal on the room, too(under $ 100), because a) it was a weekday and b) we beat the seasonal tourists by a couple weeks. Brian was a great inn-keeper. He sat us down and told us of all the great places to check out. Next time we visit Newport, we’re going right back to the Burbank Rose.

What a gem! The innkeeper, Brian, could *not* be nicer. He’s one of those people you meet and right-off-the-bat know he’s a kindly sort of soul. He will sit you down, hand you a map, and proceed to tell you all the best places to visit in town and the names of the people you should ask for to take care of you. If that weren’t enough, the B&B is ideally located right off of Newport’s main drag, so there is absolutely no need to fuss with a car. Breakfast was a simple continental, but there was plenty of fresh fruit and pastries. Major props to Brian for driving us to the venue of the wedding we were meant to attend when our taxi didn’t show up… I mean, like I said, *nice.* Wouldn’t hesitate to stay here again!
