Bill is first and foremost a really friendly person, and also quite good at this whole real estate thing. He helped me buy a house in Weymouth, was super chill about my weird family and our weird house requirements, and has a favorite Bowie album that demonstrates a depth of listening. :) I’ve only worked with him as a buyer, but we did see a house that he was selling while touring about Massachusetts, and his staging work and paper documentation for that house was excellent. Strongly recommended.

We worked with Bill Kuhlman as our buyer’s agent when we looked for a home in the Needham area. Bill was simply extraordinary! He listened carefully to our interests, desires and limitations. He worked very hard to find a place for us. He reviewed every possible house. He showed us several places but did not waste our time on places that were not a good fit. The places that we visited were all good but they were not quite right. Then Bill heard about a house that was just about to go on the market. We were the first to see it. We were really pleased and made an immediate offer that was eventually accepted. Bill helped out with a few issues that had to be negotiated with the owner. Bill’s even temperament and sense of humor were really helpful in smoothing out the negotiations. We got the house! We are really thankful to Bill for helping us find the perfect home and getting us through the always stressful home buying process!

Bill sold our house once and helped us buy two times. His knowledge of the inner workings of real estate is nearly encyclopedic. His negotiation skills are great. And, he’s just a pleasure to deal with. He managed to sell our house in a down market (2012) in about a month. Isn’t that what you want?

I really liked Bill’s negotiation skills. We were prepared to accept the seller’s counteroffer, but Bill recommended we come back with a lower price and the seller accepted it.
We appreciated that Bill encouraged us to see properties as soon as we could get in to see them. One time, he even made himself available to meet us on short notice during a Patriots playoff game.
When we first asked to see the home we eventually bought, we were content to wait until the weekend to see it. Bill wanted us to see it before the weekend, when many more other buyers would go to see it. We made our offer on Friday, and it was accepted by Saturday early afternoon, so the listing agent cancelled several appointments with other buyers. Without Bill pushing us to see it ASAP, we might have had to pay much more for this great house, or maybe we wouldn’t have gotten it at all.
We felt very comfortable with Bill guiding us through the whole process. We liked being able to follow his lead with the offer, negotiations, etc., and everything worked out really well for us.
We really liked the deep research and information Bill and his team provided us about the home we bought. His Due Diligence Report was filled with a lot of useful and interesting information about the property, environmental issues in the area, flood plain information, research into any history of underground oil tanks, etc.
Bill’s team made the process of buying our house enjoyable and free of stress.
We felt like Bill and his team really supported us and gave us great service so we knew what to do and when to do it.
There was no comparison between what Bill did for us and what another agent we previously worked with did for us.
We felt completely comfortable throughout the process. Bill didn’t force things on us. He helped us to make sense of all the information and left all the decisions up to my wife and me.
With Bill’s help, everything turned out great.

He is very knowledgeable and helpful for a first home buyer like myself. When I started a house search, one of my friends strongly recommends Bill as a wonderful agent, and now I also strongly recommend him to other home buyers. My wife and I really appreciated the detailed emails which thoroughly explained many things. It was very convenient to receive such detailed information by email, since I was a first-​time homebuyer, and I was working abroad, in a time zone many hours ahead of Boston time. I felt like I could trust Bill to explain things in a way that helped me transform data into knowledge. This really helped us to make decisions. Bill was very knowledgeable, very quick with communications, and very neutral making recommendations. Bill and his colleague, Scott, were very prompt in responding to our questions.
In addition, he has a good skill and expertise in negotiating and documentation. I definitely would like to work with him again when I sell or buy a property next time.
