Staff is very friendly, helpful and courteous. They accommodated our party of 8 with ease on a busy Sunday morning. We were seated right away and our server was very patient and sweet! The food came exactly as we ordered and it was timely. We will be back.

We’ve gone there several times and every time we’ve gone we literally have to wait 30 – 40 minutes for our food they give you two cups of coffee and then you literally have to wait for them to acknowledge you before you can get any more copies then your food comes out and its on hot plates but the food’s cold every time we’ve gone there manager comes out and apologize because the orders wrong or because it’s taking too long we’re so tired to the service sucks because they have nobody to work and the cook must be new because he can’t ever get anything out there on time even when its slow even when nobody is in the restaurant they still can’t get anybody food out there under 40 minutes

Absolute waste of time luckily I was hungry. And this is my first review and I’ve been on Unilocal for years. The initial wait for a table was normal about 5 – 10 minutes then we sit at are table for 30 minutes before I guess the waitress notices we have no drinks. Then she attempt to leave with just our drink order and we told her we been ready to order our food so she takes it. We waited 1 hour and 6 minutes for a Caesar salad and a bacon temptation. Mind you people came in after Me had already either left with after eating or the were finishing up. Now maybe it was a bad day, maybe it was because I am African American, or maybe it’s because I had a Dallas Cowboys shirt on. Whatever the reason the service was unacceptable and the place wasn’t even crowded so I don’t understand.

We have had a bad experience every other time. We have been there. Once when the rap music was to loud, many times when it was freezing in there and this time we had slow service and cold food. We Are done!

The food was alright but the service was pretty slow. Sure they were friendly but they didn’t give us any forks and napkins and we had to ask them three times so we could eat our food. Not to mention they gave us pancakes instead of French toast. We asked if we could get French toast instead and she said she would talk to the server and fix things but she never did! Like don’t say something if you’re not going to do it? It wasn’t even that busy there were only our group and an elderly couple. Not coming back here that’s for sure.

I love iHop but seriously, they need more workers. Lately, more than 5 times now, we have to wait literally 20−30mins to get our food and I keep hearing servers say they are either short-​handed or overworked.
Right the place is decently full only and I am starving, sitting here.

Slow service. Sat with our menus for at least 30 minutes and our waiter didn’t even come and ask if we were ready to order. There were people who came after us who received their food before us. We ended up leaving because we didn’t want to wait anymore. Would not recommend this place.

DO NOT EAT HERE! HORRIBLE doesn’t come close! Service was awful and there were only three tables and we waited over 15 min for a water…4 orders 2 were wrong, remake was overcooked, and best of all chicken bone in the chicken Florentino crape! I have NEVER walked out mid meal before but this was GROSS!

It takes alot for me to give 5 stars. But service was wonderful, food beautiful and delicious. I’ve not had luck at an IHOP in years so this was such a pleasant surprise.

Came in for dinner today with my parents. We had Excellent Customer Service from Erich. He was hilariously funny and personable. We joked around with him for some time. My Mom always orders room temperature water and he brought it out perfectly. We all ordered crepes for a small light meal. Ihop crepes are always delicious. I got the sweet cream crepes with lemon instead of raspberries. Yummo! The hostess Marium was very friendly. Overall we had a great experience from customer service alone.

Lipstick on the water glass. Toast burnt. Served bacon instead of ham. Hash browns were awful. Server started out rude but changed her tune. Coffee cup covered with old food. Pass this location up and go to central everett. Yuck

I think people tend to not be fair in their reviews of places that people have a preconceived notion that they should only be 2 – 3 star restaurants, but I think this IHOP well deserves the 3.5−4 star rating.
My friends and I stopped here on our way back from Maple Falls from a white water rafting trip and I guess we didn’t know how much being on the river and hiking and driving from Lacey at like 4am had taken out of us. We picked IHOP because it’s usually consistent and you know what you’re getting normally plus the restaurant was sparsely populated so we knew their would be no wait (although there never is when we go to IHOP)
All of us ordered pancakes of some kind with a different assortment of meats and eggs and coffee. I checked out the bathroom while our orders were being made. The men’s room was immaculate. I don’t know if this restaurant is newer or what but it was so clean in the bathroom and didn’t smell like urine. You can tell a lot about a restaurant by it’s bathroom.
Our orders came and everything was perfect. The eggs were perfect consistency and not dry or too wet in the case of my friend’s sunny-​side-​up. The pancakes were light and fluffy and not too brown. My friend asked for lots of whipped cream (which you can see from the picture) and they were happy to obliged. They also did not carry the strawberry syrup directly on the table and the waitress was happy to retrieve it from the kitchen. I’m not sure why they don’t just make an extra space for the strawberry on the table but whatever. The manager even came to check on our well-​being which was cool because normally you just see the waiter/​esses hussling and bussling all over the place filling coffee and topping off drinks.
This IHOP really did the trick and I’d be happy to go here again.

This is a restaurant? Our food was absolutely terrible. The only reason I’m giving it one star is because my almost two year old loved his waffle and our server Wesley was polite and accommodating. I ordered the Bacon Bleu Burger and my husband ordered some spicy chicken sandwich and we split both to share. My burger was so incredibly dry, I didn’t have enough water to choke down a bite. The only veggie on it was a heaping pile of wilted lettuce. There was a tiny smear of mayo, but I’m sure that only added calories and no real flavor or purpose. The chicken sandwich had good flavor from the peppers and onions but the chicken was so thin, I hardly got any after the first bite. Also, it was drenched in hot sauce. I love hot sauce but it was literally the only thing that I tasted besides the peppers. The only redeeming quality of our meal was the onion rings. Crispy and good, like Red Robin. My son is not picky when it comes to waffles so I’m glad he enjoyed his portion of the meal. We will not be returning though. :(

I ate here this morning and it was terrible I had the chicken and waffles when it did finally come out 30 mins after ordering, my waffle was burnt and my chicken was luke warm. Then what I am assuming was the manager brought me a second waffle which was nice. My friend had the new Cali scramble and her toast was rock hard. We never got any drink refills odd because I only had water. I even set them on the end of the table (hint hint). Then we spent a good 20 mins waiting for the check while server after server walked by and the manager walked by at least 5 times. When we finally paid the server said let me talk to a manager to see if we can do anything and I declined. She talked to him anyways and he chose to do nothing. Did I mention the people next to us came in 10 mins after us and left 10 mins before us! SAD!

Horrible. They sell cook books in the Walmart next door. These people dont even know what lettuce is

Eh… we ended up here on a Monday morning because another local breakfast joint looked full. I haven’t been to an IHOP in years, never to this one. The building itself was nice, I know it’s still fairly new. Table was clean. Cute little kid’s menu that comes with two crayons. Nothing on the menu really jumped out at me. There *is* a variety, I just wasn’t feeling it, I guess. I ended up with the «SIMPLE & FIT Vegetable Omelette» with no cheese. Super bland and the eggs just tasted like meat. Not great for a vegetarian, but comes with the territory. Oddly expensive considering the ingredients, but I know this specific location doesn’t set the prices. The kids and their mom enjoyed their food. I guess kids eat free after 4 pm. Jenn the waitress was nice but seemed pretty overwhelmed. I personally wouldn’t go back (just so many better options) but it could be a lot worse.

Service was great, food hot and delish. Good time of day to stop in was 545 pm. First time visit for hubby and I at the Mt Vernon location.

Worst service I’ve ever had at a restaurant. A refund on my meals couldn’t give me back the 2 hours I lost at this place. Never again!

We were driving through and hadn’t had dinner yet and decided what better on a Friday night on a road trip down to Seattle then some delicious pancakes. The sign just jumped out at us as if to tell us to stop here and get some grub.
We stopped in at IHOP and had good service and good pancakes. My sister and I both enjoyed enjoyed our scrambled eggs, bacon, hash-​browns and blueberry pancakes.
Can’t complain. it was delightful and filled up our tummy’s for the rest of our drive.

Clean, brand new IHOP. Great addition to Mount Vernon.
Promt, quick and good service. Attentive to kids at the table. Great variety for a kids menu and priced reasonably. Mac and cheese was very bland.
I ordered chocolate chip pancakes. Delivious! Husband ordered Philly cheese steak sandwich, not impressed. Very bland and dry.
