Pleasantly surprised the doughnut were really good here. The worker was Not very personable. The customer service could be a little more friendly.

In the area looking for a good Vietnamese sandwich(banh mi) yesterday. My fellow Unilocalers suggested Jim donuts. I have to admit I was reluctant at first. I was blown away by the awesome customer service not to mention the variety of donuts fresh and hot including other novelties this family owned business sold. The sandwich: #6 grilled pork amazingly fresh and flavorful vegetables were Chris not soggy bread had just enough crunch on the outside but was very soft in the middle. The proportion of meet vs. veggies was very generous compared to the other places I’ve been to in downtown Modesto. They even threw in a ½ doz. donuts for free, on the house… which is why I’m back here again today!!!

Stumbled into this place while getting my oil changed. Happy accident! The building is really interesting as it looked like it was originally just a doughnut shop later taken over to be made into a Banh Mi Doughnut Shop. Totally awesome stuff. The guy working the front was really nice and talkative. All sorts of drinks and snacks along with a pretty darn good looking menu. 1.Red Pork Banh Mi(one of my all time favorite Viet Delicacies) and it really delivered. All fresh ingredients, super fresh jalapeño peppers really popped. The crispy roll was a perfect vehicle for these ingredients and the pork. Oh the pork! When I walked in, there was a nice lady off to the side at a butcher block breaking down a tasty looking hunk of FRESH Pork. SCORE. They cook their own meat and cook it well. Flavors were spot on and got along nicely with everything else. I was a happy camper and then they offered me a free doughnut because the guy«liked the way I said Banh Mi». Awesome, just awesome. I got in my car, drove across the street to this little Asian Market I like to frequent, and pigged out. I gotta say, when I get really good food in front of me I giggle. I must have looked like a crazy person in my car giggling and eating my Banh Mi. Even the doughnut was great. Thanks guys, keep up the good work, I shall return.

Very good Vietnamese sandwiches, but they could put more meat in them. Just a little bit would be fair. Good donuts too. Also, nice service.

Great place to have Vietnamese sandwiches and pretty much anything else(coffee, donuts, ice cream, etc.) Looks like it is a family owned business. Very friendly environment. The regular customers would greet you while entering the store. Can’t find that anymore.

Good vietnamese sandwiches. However, the are often not prepared for big orders. When I do go — I need to buy 10 sandwiches to feed my family. So you should call ahead of time and ask for them to prep so you can give them a head start before heading over there. The owners are sweet. Very nice people, often give me free donuts because of my large sandiwich orders. Sometimes, they are out of bread but if I call ahead they will go buy more bread just to prep the order for me. They go out of their way to please their customers. The place is small, but clean. The customer service is good, prices are decent, and the food is awesome. I always order the bbq pork Vietnamese sandwich.

Amazing hole in the wall with great donuts! However the best part is the banh mi AKA vietnamese sandwiches! You can’t beat a huge crispy sandwich for 3 bucks!

Ok, I’ve only been here once. I tried their Grilled Pork Vietnamese Sandwich(Banh Mi) with all the veggies and it was awesome! Especially for the $ 3 price! I love supporting local businesses that provide great food at such reasonable prices. All their vietnamese sandwiches are in the $ 3 range making it an incredible value. They have bagels and donuts too but I didn’t get to try them. I plan on visiting this place frequently.

I tried a blueberry bagel toasted with butter. Very tasty and fresh. The staff is friendly. They have donuts/pastries and sandwiches too. This is a Modesto hidden gem.

old food. i seriously dont think they throw out old food. i work nearby so i tried a few different things to give them a chance. i had coffee it was old nasty. i went in few months later had a choco chip. cookie it was actually ok(maybe i got lucky).so went back again couple weeks ago they gave me a free oatmeal one along with my choco chip and most likely because they were soooo old and dry! gross. a coworker had an ice cream even that had weird slime and ice crystals. all garbage. i only have went in for gum since then and that even is hard like one them kettle chips lol. so nope they need to take into consideration quality and fresh food.
