Slowly becoming our go-to pizza place. Very good pie, good delivery time also. Definitely recommend.

This place is an absolute disaster. If you go to the restaurant, you’ll see there appears to be two owners, one a nice guy, and the other an obnoxious jerk. Ordering on the phone is hit-or-miss as well, with my most recent order being the last time I deal with these guys. I call the order in, and a different woman than usual answers. Order a simple plain pie with mozzarella sticks as a side order, the woman refuses to tell me how much the order is going to be because she would have to «walk up to the register to figure it out.» Okay, fine…45 minutes go by and the food comes… the pizza is cooked well on one side, and raw on the other. The mozzarella sticks were not cooked, and quite literally what you would expect if you thawed frozen supermarket mozzarella sticks(They ARE right next door to Shop-Rite, you know), threw them into a styrofoam box, and charged 6 bucks for them. Everything went into the trash, and we found something else for dinner. Avoid, these guys take no pride in their food, nor have any respect for their customers.

The best damn pizza in New Jersey. I like this pizza so much if I can live inside the store I would this way I can bake all night long and all morning long. Their selection is incredible I recommend this pizza store to anybody that’s serious about their pizza, best pizza in Middletown …

I was a steady customer at VIlla. Hoever one night this week my wife and I ordered a large pizza with half pepperoni. I was told it would be 20 – 25 minutes before we could pick our order up. I arrived in 15 and the pizza was sitting on top of the oven. I thought this was strange that is it was already done. When we arrived home I soon found out the pizza was a old pie that they just added some pepperoni to,.It was cold and tasted like we had been chewing a tire. I called to inform them of our dissatisfaction. I expected a return call from one of the owners but never heard back. This will be my last order.

If you use a credit card, request a receipt and CHECKIT. I purchased an eggplant roll for $ 6.42 and used a card. I got a weird feeling in my gut from the way the guy behind the counter was acting and decided to actually examine the receipt. He charged me $ 67.42 for the roll. I am completely convinced this was done on purpose. I pointed it out to him and there was barely even a reaction. He just kind of shrugged it off like no big deal and refunded the amount. I made sure to call my credit company later to make sure the charge is gone. And the food doesn’t make up for this either. The Eggplant roll was super soggy and tasted like it was made a few days ago. Stay away. There’s lots of other pizza places in the area that are not sketchy with great food.

Unsanitary. The guy taking the money was also touching my food after it came out of the oven. He had cuts and burns all over his hands. Food was not great either, pizza looked like it had been sitting out for way too long.

A small family owned Italian restaurant in the Shop Rite shopping center in Middletown. HUGE portions of fantastic Italian fare, including shrimp or chicken Francaise, parmigiana so, pizza, panninis, etc. the dinner meals are enough for at least two meals and the prices are reasonable. Best value I have found for Italian food. I highly recommend. The back room accommodates large groups as well.

Hands down my favorite pizzeria in middletown. They have the best pizza and Italian food. The owners are very genuine and friendly as well. Love this place.

I grew up on this stuff. I’ve been going into Villa for 15 years and I have to say, things in there never change. They have the same turquoise-and-wood furniture that they did when I first went, and the guys running the place have always run it. A lot of patterns you see all over the country is that the Italian owners are replacing themselves and their sons with Spanish immigrants for financial reasons. This started in kitchens all over the country and continued, so that you weren’t exactly eating Italian pizza. I know this sort of thing is politically charged, but I prefer eating pizza made by Italians. At Villa, the three brothers who started the business all still work the kitchen and register. They talk to you and maintain the old-world feel that people are attracted to in a good Italian restaurant. They are very no-bullshit sort of guys, think New York attitude. For 20 years they’ve been flipping pies and maintaining customer relationships that win out people like me. Everything is great. Personal favorites are the white slice and the chicken parm.

Being originally from NYC, I would say I am well versed in Pizza, LOL. Must say that Villa Pizza is probably one of the best I’ve had since moving to this area and very close to NY style pizza. Love the crunchiness with every bite and the sauce is delicious.

My husband is from middletown, every time were back home Villa is his first stop! I haven’t tried too many of their entrees, but the pizza is amazing! We love the grandma’s slice, and the white. Wish they had pizza like this in vegas!

Without a doubt the best pizza in the area. The L&B special pizza is very good, obviously it cannot compare to the legendary Brooklyn pizza but if you can’t get to Brooklyn it will pass! The round pizza is great and the sauce makes it all work.

Recently used Villa to cater an event. Had the penne vodka, meatballs, sausage and peppers, manicotti and chicken marsala. Everyone loved the food and I would def use them in the future for catering. My favorites were the penne vodka and manicotti, but everyone loved everything.

As a newly minted Californian, it’s nice to come back to the East Coast for some real pizza. Villa’s is your classic neighborhood joint, where I suspect lots of local families and sports teams drop in for a bite. It’s no nonsense environment lets you drop in and bail quickly. My margherita pizza had nice ingredients and a great thin crust crunch; I just think the cheese was a little on the heavy side.

It’s a hit or miss with the selection of pizza they have to offer. A little pricy for pizza.

Just an ok pizza place — Costco quality dough, sauce and cheese — much better places in the area.

Best pizza Middletown. I have been going to villa for over 20 years and not once has the pizza disappointed me. The prices are on par with other pizzerias in town as well. The owners are from ny and have been there since I can remember and most importantly know how to make a mean pie and some tasty sauce. Not only is their pizza awesome but they make some killer subs, the secret is in the good bread they use. You can find the bread they use at most bakeries in nj, it’s that hard on the outside ny type that just rocks. I highly recommend this pizzeria for all your pizza and italian food needs in the area.

This is great pizza — it’s not that thin-crust nonsense. The only problem is that when ordering wings, they’re a bit skimpy on the order(like 5 wings). Also, they don’t deliver. But definitely worth picking up.
