This building totally has potential. It’s in the midst of a lobby renovation as well as what used to be a billiard room renovation that was clearly contracted on «Miami time» and looks like it is currently being boarded up for a hurricane at the less than grandiose entrance and building front. The location is excellent. COOLTHINGSABOUTTHISBUILDING: 1. It’s «boutique» size by Miami Beach standards 2. All of the windows and sliding glass doors have already been changed to impact glass(this is a major perk) 3. The building base kind of looks like it’s either something out of Star Trek, the 80’s, Space Mountain, EPCOT, or has spider legs. 4. Bay views from every terrace 5. Gorgeous sunsets and sunrises because the balconies all have both eastern and western exposure for every unit, although, since it is located on the bay, depending what floor you are on, the western bay and sunset exposure is much more of a building perk. NOTSOCOOLTHINGSABOUTTHISBUILDING: 1. No valet and/or guest parking 2. The security is not the greatest 3. This renovation project is taking forever 4. The gym is from the 80’s/90’s and I am not so sure that is part of the«renovation project» 5. The pool is also circa 1980(not positive it’s part of the renovation project either) 6. The parking spots are tiny and the turning radius in the parking spots is difficult due to the building wall. 7. The hallways look like the 70’s and I’m not so sure that’s part of the renovation project either 8. Since its condo from 1970, some of the units interiors still look 1970. Although, there are some gut renovated units that were completed this year and look stunning. 9. No washer/dryers in the units(even the renovated ones) If you’re into«retro» and living in a construction site, this building is perfect for you. Either way, I still have a love for this building because I can appreciate what it is and where it can go in the future.
