P. S. In response to my last review on Mr. Kennedy that I wrote yesterday on Unilocal concerning his unprofessional service Mr. Kennedy emailed me to tell me that all Unilocal reviewers were morons. He said I would fit in with you all. I do believe I’m in the company of intelligent, wise and honest consumers so I’m happy to be associated with the Unilocal community!

I dont think it is possible to find a worse agent. I agree with S C., I heard he was rude to tenants who wanted to rent the house, he was never responsive to phone calls. I after wasting 4 months with him, I rented my house to somebody who has been trying to rent it for one month. They have been calling him, trying to schedule a showing and I guess he never responded to them. Once they found me the deal was done in two days. I had the house listed below market to rent it fast and Jim’s incompetency lost me 3 – 4 months rent. Dont hire this guy unless you want to waste your time.

I would give zero star if that was an option. Now, where to begin. We signed a 60-day rental contract back at the end of April. He finds me tenants and gets 85% of first month’s rent. He contacted me from my rental listing on craigslist and promised me that he would list my rental property at the Multiple Listing Service, craigslist, and a number of other newspapers and paid advertisement sources, as well as his personal website. I was extremely busy with school and family illness, so I didn’t keep a very close tab on him, however, it was always difficult to get him on the phone. He just doesn’t return phone calls. Anyway, nothing happened during the first 60days. He and I agreed to extend the contract for another term verbally over the phone, which means he would continue renewing all the advertisements etc. About a month ago, he disappeared. His sign was still on my property, so I assumed he was still working it. Last time we talked, he acted like he was showing it to quite a lot of people but for some odd reason, they love the house when they see it but never called him back. The house is only 3 years old. It’s pretty much brand new at a nice neighborhood. So I believe him, then one night last week, one of my neighbors call me saying that there are some people on the property wanting to rent it and they cannot get a hold of him– they’ve tried for a couple days to call him. I had to drive up to show the house, and his sign is still there. My neighbors told me that quite a few people have come knocking on their doors asking abou the house because they could not get a hold of the agent. His broker was almost as hard to get on the phone as he was, but she assured me that he will not be expecting to collect a penny for his comission on this case as she herself saw that the house has no active advertisement on any of the agencies that he promised. Its MLS ad expired on 6⁄25 and had never been renewed. I hope she’s right about his intention becase in July, one of my friends was thinking about renting the house, he wanted to collect the full comission saying that’s how the contract is written(the contract says that if someone comes to the house and rents it as a result of any one of his advertisements, then he’s entitled to the comission up to 6months after the contract expires. Since it was my friend who heard the news directly from me, his advertisements had nothing to do with her finding the house, but still, he insisted that he was entitled to it although it turned out that he wasn’t even advertising the house then) If he wanted to quit working on it, all he had to do was to say so, and I would have gladly let him go. He didn’t have the decency to say whether or not he was done, and kept me hanging by acting like he was showing the house and leaving his sign there. I have wasted four months of prime rental market, and I still have a vacant house.
