We have been coming here for 20 years, and have never been disappointed. The Inn in refreshingly unpretentious, VERY clean, and charming in its simplicity. It’s true that there is no television, but I’m not sure I have ever seen a TV at an inn or bed and breakfast! This place is definitely not Motel 6(thank goodness!). :) And I’m not sure I have ever been anywhere truly wonderful and had cell service(there is wi-fi in the parking lot, and because we had left children at home, our restaurant host generously offered to give us the main number in case of emergency). The attached restaurant is amazing, the staff is gracious and helpful, and the nearby river is breathtaking.

I’m shocked by some of these peoples so called«reviews»! The complaints about TV??? Most locals dont have even it, because we breathe the outside… so good luck there. The cell phone signal, your in one of the most beautiful places ever, why do you need more??? This is one of the safest areas around… If you city folks would like to come stay where the river is the best, you can camp in your tent OR have running water, gracious hosts, a cozy clean bed to lie on and the best place in town for dinner. Hands down, one of the few best places to stay in the tiny town of Lotus if you aren’t camping… I love love love Gina and John!!! Keep the good stuff going friends!!!

I agree with Virginia A. It has potential. We had Room 2 with double queen beds. We did an overnight for a rafting trip through W.E.T.(highly recommend) on the middle fork. The biggest issue is that this is a No Host Inn. When the restaurant closes, you’re on your on. To make matters a little more sketchy, there is no phone in the room and there is no cell service. Also, bring your own entertainment, as there is no TV or stereo(we always bring our 17″ laptop, a portable movie theater!!) Again, we were not expecting much for this location, but there are other options. Gina was very nice and actually upgraded us to Room 2 from 1(we had the choice, #2 had a better bed!). I understand the restaurant is good, but we had a late lunch and had to be up early, so missed that part. I do wish Gina and John well and hope they continue to improve the property, which they have been

This place has lots of potential. Its cute and rustic, which would have been fine except that it is a little expensive for just how rustic it is(metal roof, wooden walls, no drywall). The room we had(#3) is more like a cabin(a real cabin in the woods, not a Tahoe cabin) that has lots of space and a decent kitchen, however there was no insulation(so very hot on a hot day). The locale is beautiful and the restaurant is apparently good, but pricey. If you got a few buddies in on it, the 149 per night wouldn’t be so bad and the place sleeps up to 4 comfortably. The owners Gina and John are very nice and helpful, but they don’t have their stuff together on the hotel end. Don’t expect a lot(it makes an okay crash pad for gold country exploring) and you won’t be disappointed. There are MUCH worse hotels than this. Its a cute place that has gotten too shabby and needs some TLC and updating.

This is one of the worst hotels I’ve ever stayed in. My husband and I stayed here for two nights while river rafting. I wish I had read the reviews. If you don’t believe this, read Trip Advisor. Dirty, in disrepair, — it was $ 149 and I agree with Chris G., it should have been $ 50. It isn’t even in the same league as Motel 6. Gina, the manager clearly has absolutely no idea what a clean, reasonably well maintained small hotel is supposed to look like. Don’t even think of staying here. I requested a refund of 50% of our money, but have not heard a reply at all.

For $ 169 per night, we expected A LOT more. Heck, for $ 50 bucks a night, we would have. This place wasn’t even up to Motel 6 standards. Initially, a buddy and I planned to stay 3 nights. When checking in, we asked Gina to split the bill for us. The total bill was $ 507, so she should have put $ 253.50 on each card. However, she initially overcharged each card $ 286. Oops, it was late and the calculator wasn’t available to do the math. She attempted to correct her error by voiding that transaction then charging $ 258… oops, a $ 5 overcharge again. She made it right by giving us each $ 5 in cash, then showed us to our room. The entry to our room was unfinished, exposed, raw framing. Once inside the room, we noticed several issues… 1. there was a half drank Modelo(beer) and half eaten sandwich in the fridge 2. the carpets looked like they had survived a decade as the floor to a fraternity house 3. the electrical outlets in the bedroom did’t work, so there were extension cords strewn throughout from the living area into the bedroom for electricity. 4. The A/C didn’t work in the bedroom and since the electrical was via extension, we had to unplug the alarm clock so that we could plug in the floor fan. 5. It was very musty in there. we had to open the windows to get the smell out. 6. The shower was disgusting and filthy. Not that they hadn’t cleaned it, because they probably had. But no matter how hard you cleaned this shower, it was NEVER going to look clean and sanitary. The shower head was corroded and rusty as well. 7. The cabinetry in the bathroom was essentially a curtain covering the under sink areas. The place just didn’t feel sanitary overall. You didn’t even want to walk barefoot on the floors. On the bright side, we received a full, hassle-free refund when we checked out the next day. Gina was apologetic and gracious. The beds had clean linens and were reasonably comfortable. And, the kitchen had new appliances. The restaurant looks like it would have been good and many of the locals there rave about it. I think they probably wanted to open a restaurant and put their hearts and soul into that, but aren’t so much into the Inn part of the business and hence do not put much time and money into fixing up or maintaining the rooms. Too bad, cause they have a great location and a nice property.
