Recently ended a lease through this small LLC. Stay clear of these people. They work hand and hand with EZ Properties, so beware of them both. The owner and main landlady of Shula Properties is Vicki Niemi. She works closely with an assistant named Olga Mendoza. I mention their names because they can use either of the above mentioned companies interchangeably; and Vicki, for instance, has another LLC named Dady Properties that I am not personally familiar with. If you are looking for a place to rent and either of these ladies approaches you, look elsewhere. I will simply paste a copy of my complaint to the Better Business Bureau of Los Angeles and you be the judge: «I have satisfied all the requirements of my lease through Shula Properties as per our mutually agreed written contract and California Civil Code 1950.5. Despite the conclusion of our contract on October 12011 and satisfaction of all security deposit requirements, Shula Properties refuses to refund monies owed to me without delay. Shula properties also refuses to explain why it wishes to delay refund of monies that no longer belong to it and to which it is no longer legally entitled to hold without cause. Shula properties has chosen an arbitrary timeline it wishes to use in delay of my refund. California Civil Code 1950.5 restricts lessors from holding security deposits for more than twenty one days. Shula Properties has used this provision designed to protect tenants and curb abuse by lessors to arbitrarily hold monies that do not belong to it without cause. When I requested a reason for the delay of refund, Shula Properties repeatedly informed me that „they didn’t know when they would refund my security“ and that it had „twenty one days“ before it would have to anyway. Shula Properties has stopped returning my phone calls and its main point of contact and owner has gone as far as to hang up the phone in my face repeatedly. Shula Properties has shown a complete disregard for fairness and professional ethics expected of the Los Angeles business community. I ask that the Better Business Bureau of Los Angeles assist me in resolving this issue. The company is a property manager providing apartments for rent in the Los Angeles area.» As you can see from my experience, these people are the type that expect to be paid on time, but when it comes to them paying the«little guy» they simply spit on you and tell you to «wait in line» like a good little boy(or girl). We have to fight back against people in positions of power. This review is my first step in fighting back.
