A landlord’s best defense! Organized, efficient, and Tracy will fight for you. ;-) Every time I called his office to find out the updates and the next steps, everyone at his office was professional and knowledgeable. I didn’t have to explain my entire case to them. Everything was in my file. I didn’t even know he was the attorney when I spoke with him because he spent so much time with me on the phone. Attorneys rarely do that. He was very attentive, patient and didn’t use a lot of «legal-​ese,» which I liked. Some attorneys use such legal jargon that I don’t even know half of what they just explained. He got us the best deal as compared to all the other people in court. It took 2 months to successfully evict the tenants. At the eleventh hour, the tenants tried to say they needed to stay another 2 weeks in the apt because they had kidney stones and was going to need surgery and a relaxing place to recover. He called their bluff in court and the judge could see through the tenant’s stall tactic and stuck to the original ruling of eviction at the original date. Bottom line, don’t shop around. Let Tracy and his team do the hard work for you, and win!!! Great price and amazing service!!!

Mr Guerra was rude and not helpful. He acted upset when we asked a few questions. He said his «process server» posted the eviction papers on the property but that was a lie because that did not happen. Seems Mr. Guerra was the process server. Mr. Guerra then said that service by mail was all that was needed. We ended up posting the eviction papers ourselves since we did not trust him. More important was his attitude. He just does not care. Now we are unsure if the eviction papers Mr. Guerra «served» them are correct so we are now looking for someone else to do the job. I would not recommend Mr. Guerra for any job, much less something that requires the courts.

Tracy recently helped us with a messy eviction. It’s rare to meet an attorney who is so efficient and such a straight shooter. If there were 10 stars to give, I’d ask for 20. I can’t speak to Dave W.‘s experience, but I can say that my experience (with a particularly troublesome and complex eviction) was smooth, VERY fast, and reasonably priced. Tracy handles all the evictions for our small, 8 unit apartment building and we’ve never had the slightest hiccup. 10 stars… minimum.

As a seasoned trial attorney (12 years), I speak from experience is saying that Mr. Guerra is an OUTSTANDING lawyer. His reputation among the court clerks in Long Beach is excellent. He is honest, efficient, and a lawyer’s lawyer.
