I may have been harsh with my original review, but a leasing consultant, a member from the management team, and a customer care representative contacted me directly and addressed some of the issues I pointed out in my previous review. They clarified and helped resolve whatever they could. I appreciate their efforts.
Our move-​out process was totally seamless and Ian, one of the leasing consultants, made himself available to answer any questions or concerns that we encountered.
Overall, happy with our experience living here. Like I said, it was a great first apartment. It was just time for us to move on.

The grounds and services are beyond compare. We looked at many property’s to call home in south Orange County. The community is clean with security patrol and parking is not a issue at all. This overall is the best experience we have ever had

Oso and Nelma

We used to live in the eaves Lake Forest location and this location is way better! I like that the kids play outside as if it were a cul-​de-​sac neighborhood. Our son loves that! Also, we have plenty of space to take our dogs out for walks and the location is nice and quiet. The maintenance crew is fantastic! When we put in maintenance requests, they get handled very promptly and very professionally. We love this place! Laundry units in our back patio so no need to pay for laundry machines and it is spacious and clean. Parking is super easy and hardly ever have to find a spot on the street, and when we do, it is so close to our house that it is like parking right in front. Would highly recommend!

We had a top floor, corner unit and we enjoyed living there and we will miss our apartment. It was clean, quiet and spacious. The kitchens have so many cupboards and the closets are big. The view of the woods is a great find here in OC. Being right there on the Aliso Creek Trail is awesome! We could hear school kids walk to and from home on occasion, but I never saw or heard bums or criminals. The pool was always clean, maintenance is efficient and friendly and the leasing staff is the friendliest we’ve come across. Our power bill during the summer was reasonable, I think because we were in a corner unit facing the woods near the tot lot. We have two cars and never had a problem with parking. I think the street light works off a sensor because we never had to wait long to take a left into the complex or drive across the street to Target, which has a Starbucks! We had to move for a job otherwise we would have stayed.

Beware of the river behind the apartments as bums and criminals will use the seclusion of the river to do drugs and have sex in the bushes. You’d think the security would crack down on that since it is basically on their property. No they leave it up to sheriffs which luckily started patrolling the river last month to cut down on crime.
Typical they change the name and dump all the «old» reviews that tell you how this community really functions. You can paint a Lemon red and call it an apple, but it is still a Lemon. It isn’t Saddle Back Ranch, but not much better. My experience here was not pleasent. Too many cars and not enough parking. Old style 70s housing which had the roofing repaired when I lived there three years ago, but I’m sure they fixed the roof again just to charge you more rent a month.
Its nice on the outside, but beware the area. I am giving them a «bonus» star for being close to a Target since it was right up the hill and a pretty good walk/​exercise.
