Horrible place to live. Carmel is the worst person to deal with and makes you feel like an annoyance. They remove your work orders without fixing the problems. Give you attitude when you call about anything. Also good luck getting any responses from Western National Property Management with regards to anything. They never return phone calls!!! We will definitely not be staying once our lease is up… Good luck living here with things constantly breaking, loud neighbors, bugs and no parking.

Lived here for almost two years, love it. Maintenance is great and the people that work here are super nice and accommodating. Carmel was nice when we rented and has been great every time I have seen her since. I would highly recommend this place.

The customer service sucks they never answer the phones, parking is horrible, they never follow threw on a work order and Carmel seems to be the one that just does not care about your issues with the apartment that you live in. In the beginning they seem to be nice but after you sign the lease there attitude seems to change. This company needs to reevaluate their office employees that work for this complex.
I DO NOT RECOMMEND LIVING HERE!

So I’ve lived here for 3 years now and haven’t had many issues. The office staff is good if you want something done go to the manager Martha she is very nice and gets things done the other girls who work in the office don’t seem to know what’s going on most of the time it seems like there for leaving Martha to do everything the exception to this being David who isn’t here anymore. The maintenance guys are all really nice and good at what they do they’ve always been quick to resolve any issues I’ve had and respectful of my property if they were given permission to enter my place wile I’m not home. Recently we decided to stay here for another year because you really can’t beat everything we have here for the price. My lady and I live in a 1 bedroom place that has a balcony, all appliances and a closed garage. The parking here can somewhat be an issue if it’s at night but it sure is a lot better then some other places I’ve lived/​visited in the past one other thing that’s cool about the parking is anyone can park where ever they want without fearing the tow truck. The only real thing I can complain about here is I wish the walls where a little thicker we can hear people walking through the hallway at times and the previous people above us had a dog that would run around late at night making a lotta noise but hey that’s apartment living for ya. One of the other things I must say I like about living here is that is actually pretty quiet outside like all the time which is definitely something a lotta other places lack. The complex is also very close to my beloved Ladera Ranch Bench Trail which is kinda like my trail I go run/​hike quite often it’s a great escape from the dead of the city for a little bit. The majority of the people I’ve met wile living here have been super cool meaning I haven’t really had any issues with anyone which is definitely a huge plus when your living this close to others. The apartment complex doesn’t pay for any utilities your on your own on that one they do send you a monthly bill from a place called CUBS that takes care of the water & trash see the pics of my bills to get an idea of how much you’ll be spending each month. They also offer you access to the community pools of Ladera just ask for your card and you’ll be all good if not you always have the pool here to swim in. If you do plan on living here please feel free to say that I referred you through my review as they will then give me some $$$ all in all this is a great place to live and I will continue to stay here as long as the price is right!

Can’t beat apartment living at Laurel Vista! The fiancé and I moved away from crappy Costa Mesa to beautiful Ladera Ranch and we are so happy we did.
Pros:
–Ladera Ranch is a beautiful, well-​maintained community
–No noisy neighbors (you won’t find young partiers here, mostly young families)
–Laurel Vista is well maintained at all times, I never see trash anywhere
–Each unit has a washer/​dryer!!! (huuuge plus if you’ve ever dealt with community laundry)
–Whenever you have a maintenance issue they fix it right away
–The maintenance guys are all very polite & always smiling
–The office is open 7 days a week if you have any questions or issues that you need resolved
–The fitness gym is nice and cool with 2 treadmills (both of which work), 1 elliptical, a large screen TV and a few other pieces of equipment
–The pool is never too crowded (not even on 4^th of July!)
–Doggie bags available at several locations to clean up after your four-​legged friend
–Dog park literally right next door so you can walk over and give your four-​legged friends a little exercise/​play time
–Trails right behind the complex that you can use to enjoy a nice workout through Ladera
–Parking is NEVER an issue and a lot of units have attached garages (we do and we LOVE it)
–Neighbors are all very nice, especially our next door neighbors :)
Cons:
–If you are in the mood for a night out, there is not much going on in Ladera so you would have to drive to the beach cities or settle for The Derby Dueling Piano Bar or the sports bar on Antonio
–Our upstairs neighbor had a flooding issue that seeped down the walls into our bathroom but it wasn’t anything noticeable and nothing of ours got ruined. We actually found out because maintenance called and told us there was an issue. But they were extremely apologetic and fixed it as fast as they could… and for the «annoyance» they put up new blinds for us in our living room for free (our dog had a panic attack when we left him once so he had destroyed them)
I’ve only seen people move out maybe twice in the year that we lived here so it shows that people really do love this complex and prefer not to move out.

–2 Treadmills in the gym, both are out of order.
–jacuzzi motor has been out 2 times last 3 months.
–The CRT TV has broken push buttons that is hard to even get it turn on.
so much amenities, uh?
