I considered, giving 4 stars however, because deck maintenance has been a 4+ week process, when first estimates were 2 weeks. However, this has been contracted work… not solely a Waterford management failure. We were given reasonable notice and accommodation after deck repairs took longer than planned.
Overall, great place to live! Thanks to Val and Jacob who manage/​assist manage the property. These individuals do a fabulous job of personably helping us and other residents feel at home and cared for.

Before you sign a lease, check on the crime statistics. My car has been broken into twice. I lived on Capital Hill for years and that never happened. Also, you want to avoid being anywhere near the pool because you will hear a lot of screaming from the crowd– nothing beats trying to enjoy a cup of tea on the patio while looking out at the beautiful grounds and hearing «marco! polo! for hours until 10 PM. We usually have to keep the windows closed and turn on a fan to block the noise. What is the point of a garden apartment if you can’t enjoy it? There is no one to control the pool after 6 PM. And earlier, really– it seems people are coming in from outside with their kids like it’s a public pool. So if you envision relaxing in or by the pool, forget it. It’s totally ghetto. One weekend it was the scene of a huge party all day and into the night. We went to stay with friends to escape.
The grounds and apartments are good, kept maintained– but you’re paying a lot to live in a ghetto. Children are wandering around unsupervised looking in windows.
Maybe the solution is to put gates up at the entrance and give people key cards if they can’t pay a patrol or put up crime cameras. God help you if you park in a space that someone considers theirs– you will get a lot of flat tires.
Can’t wait til the lease is up.

I went to view these apartments about a month ago and was impressed with the units. They have been beautifully remodeled and are actually a nice size. I was strongly considering moving in but had to change my mind when the agent who took me on the tour forgot to return my drivers license. Not only did she fail to give me my license back but when I realized they were missing, over a week later, I called and asked could they mail them to me and they agreed but I still haven’t received them yet. Now it’s been a month and I called and asked about them yesterday. They claimed to have mailed them to the address on the license which is my correct address located within 5 miles of the apartments. Because of the experience, I decided I would never move in these apartments because it has shown me how it will be to do business with them. I feel that if they made the mistake they should have volunteered to replace my license. I like to deal with people who are willing to take responsibility for themselves, especially if it’s the people who are going to be in charge of my living arrangement.

New Management has come in and I AM BEYOND pleased with the Care I have gotten… not only have I gotten all my OLD maintenance requests done but they have even gone above and beyond what I ask!!! It is a great feeling walking into your apartment after a hard day at work and finding your apartment put back together!!! The Manager Val is GREAT. I had question after question about our lease and she sat right down and went OVER EVERYTHING!!! AND she is in the OFFICE, when needed epically on the Weekends. unlike the OLDER manager she would only come in during the week and work only a couple hours a week. I never understood what the point was but these guys are GREAT. All the Staff is great, Jeff is by the far my favorite as of right now!!! :-) He not only took care of my complaint but told his boss and his boss (VAL) checked into it!!! I am SOO thrilled that this new management team has come in and started cleaning up things. I would be MORE happy to tell my friends and FAMILY about Waterford at the Lakes!!! I will be recommending it to more people now that I know there are some NICE friendly faces in the Office!!!

When we first moved here the place was great, but in the last year or so has turned ghetto. The management hasn’t done anything to the playground area, so kids run through the parking lot unsupervised all day long. Our apartment was broken into, our car was broken into, our carpet has left over pet stains and odors from previous tenants, and the list goes on. If I could do it again, I would rent from one of the other communities in the area.
