should not even get one star. My retired single mother had her condo inspected prior to closing. The only items found by Mr. Stephen Franco were minor things, nothing causing alert to not purchase the home. A couple of days after closing, the handyman that came to repair these minor issues uncovered significant damage and concerns. Mr. Franco the home inspector noted that the air conditioner filter was dirty. He neglected to look behind the filter to see all the air handler coils are rusted and will need replaced, which will also require a new AC unit, totaling ~$ 5,000. Another item noted by the handyman was that ALL of the baseboards of the home are swollen from previous water damage, this was neglected to be noticed by Mr. Franco except in the closet. The Elite Inspector Website states«Should you have any questions months down the road, you are encouraged to give us a call and we will do whatever it takes to insure that you are completely comfortable with the property.» NOTTRUE!!! After multiple calls and finally an email from our realtor, he called back and said that it was not his responsibility to look behind air filters and he only sees what he sees. Summing it up that he did what was required and that’s it. There is no guarantee and there was no point in my mother getting a home inspection if this is the outcome. We did a better inspection when we first viewed the home. It is very sad that a «professional» can not be trusted in his expertise.
