Rented a house in Jackson, MI from November 2014 through end of November 2015. The Goods: the inside of the house was very clean. There was a funky smell but I believe it was something in the floor, maybe the glue used on the laminate. The rental staff were very professional. The Bads: The exterior of the house was poorly maintained upon our move-in. The yard, especially the back yard, appeared to have not been maintained for most of the summer and fall. The grass was very overgrown(took 2 passes in the spring to get it down even after the winter pack) and there were leaves and needles accumulated. I had to hire someone to mow the front lawn in early November so the neighbors wouldn’t complain(we were still in the process of moving from out of state). The gutters were horrible… we had a guy out to clean them shortly after we moved in and he said they looked as if they had not been cleaned in several years. Unfortunately it was difficult to tell how bad they were from the ground due to angle and the mesh gutter covers. The Uglies: Maintenance. Many troubles with water system. Tankless heater needed cleaning 2x in less than a year, getting someone out was difficult(they told us they contracted with only one company and we got bumped for higher priorities like no-heat calls for several weeks before they finally rescheduled and figured out the problem). Lack of knowledge of tankless system by All Pro maintenance as well as the contractor resulted in 4 visits to get the hot water working on 2 separate incidences of it failing. Additional visit for water pressure issues. In those 5 visits, the various maintenance individuals messed with the whole-house filter multiple times including them removing the filter at one point(during the water pressure visit) and then scolding us on a subsequent visit(for the hot water issue) because it had been removed(by them). We requested information on root cause for visits to no avail. Also on 2nd hot water incident, we reminded maintenance that the cause of a similar issue several months prior was dirty burners and they should be checked, yet they ignored our advice, resulting in more days with no hot water and yet another visit by a professional contractor who… wait for it… cleaned the burner coils and fixed the issue. I have rented roughly 2 dozen places in my 40+ years and I have never had anything deducted from a security deposit… until renting with All Pro. In addition to gutter charge(left in better condition than when we moved in), they charged us for«dog toy hauling.» Wow. Our dogs had maybe 3 toys in the back yard ever. I guess the 30 seconds it took to pick up the tennis ball that was hidden behind a bush took more effort than I imagined. Also charged for«hauling» a box fan and 2 partial bags of potting soil left the garage. Oddly enough, they did not charge us for hauling away the almost-new washer and dryer we left for their next tenants(I guess that was worth keeping with no compensation). I would not rent from All Pro again. Too much headache on maintenance and risk of losing deposit.

Two things to remember before I go on my rant: 1) We bought a brand new washer & dryer when we moved into the rental ANDLEFTTHEMWITHTHERENTAL when we bought our house because the house we purchased came with a washer and dryer. 2) We paid $ 135 to have gutters & drains cleaned as the gutters were flowing over.; On the receipt the service provider reported THEGUTTERSHADNOTBEENCLEANEDIN2OR3YEARS! So… The house we rented through All-Pro had a tankless water heater that started failing in the winter of 2015. Because All-Pro«single threads» to a repair facility, we had to rely on their diligence to get it fixed… It went almost 2 weeks without repair; sporadic cold showers the whole time. When the guy finally showed up to repair it, he mentioned«low water flow» and removed a filter. Sometime later it began failing again and their repair guy reported«filter missing causing buildup» Really?! REPLACETHEFAULTYWATERHEATER! Later we completely lost water pressure. All-Pro had their guy come and restore it but we received no feedback on what the repair involved so we had no idea what to watch out for or practices we should engage in to prevent future reduction. When we left after a year we received all but $ 45 of our security deposit. We were charged for a) «Hauling» pet toys/garage items(we DID leave a box fan in garage) and b) gutter/downspout cleanup. Per my opening statements: 1) Couldn’t All-Pro just do us a solid and give the $ 45 credit FORTHENEWWASHER&DRYERWELEFTINTHERENTAL?! Probably could have sold those and more than doubled their $ 45. 2) So they decided to clean the gutters after YEARS of not doing it before?! One thing All-Pro was VERY quick about, though, was cashing our rent check… Not sure the ink was ever dry when those cleared.
