Val-Chris Investments, Inc is a reliable lender in not only standard hard money deals but Chris Boulter is also great at securing investors for unique property types and locations as well. I’ve funded close to 20 deals(maybe more?) with him over the past year. For pricing, he isn’t the cheapest and he rarely negotiates, but you take what you can get especially if he will do the deal and other lenders will not. For being the owner of the company Chris Boulter’s customer service is surprisingly good(unless he’s traveling, understandably), he always tries to reply to emails as often as possible. Another great thing about VCI is that they offer 2nd’s &3rd’s as well, generally up to 65% CLTV, barely anyone does 3rd’s so VCI is a great source for subordinate liens. They also have a deferred payment program as well, where I believe the borrower can defer their payments for up to the first twelve months of the loan(while still accruing interest of course), that’s unique and pretty cool in my opinion. As a 20+ year Val Chris customer, I can say that these are some of the most honest people in an industry of fly by night operators. They’ve been in business for 38 years; that’s a lifetime in the mortgage industry. You don’t stay in business that long without a lot of integrity.

Accidentally missed a payment, POOF! in foreclosure, they say they didn’t have my address to send me a notice of missed payment or foreclosure. That’s funny, I got the papers saying I was in foreclosure! Went down to talk to them. No one gave a shit. I had to beg them to work something out and I mean, beg. First chance I get, I am out of this«interest only» loan taken out by my dead father. Ernestina doesn’t give a rats ass about customer service and apparently answers to no one.
