So now that I have been gone for quite sometime, the wretchedness still lingers and follows me… I gave these guys 3 thirty day notices, 1 via fax, 1 via email and 1 literally showing up in the office. I just looked Up on my credit karma and I have $ 1700 in collections after I did EVERYTHING properly. I will be hiring an attorney to dispute this. These guys are EVIL. Sorry for them I have everything on file. STAYAWAY

This place is horrible! I Have been here for 3 month already an it’s bad! Trust me wen I tell you please!!! Please!!! Please!!! Don’t rent here!!! The office phone are always down!!! They nearly fix anything!!! An there is always leaks everywhere! I opened my a\c filer cause I kept smelling bad an there was rouch an rat pop everywhere!!! In there! An I told the office about it so they sprayed an it still has the smell! I will never rent her again! I’m tryna tell you please!!! Don’t rent here again! Please!

I wish I would have looked at these reviews before I moved, this place is a complete nightmare!!! Believe every review you read below, you have been fore warned! Staff is very rude and unprofessional. Maintenence rarely actually fixes anything in a timely manner(if at all) and if you are home when they come, they make you uncomfortable by looking at you in a flirtatious way asking you personal questions! My apartment got broken into and when I came home and saw, I proceeded to call the police. While I was waiting I seen the security officer, I asked if he had knew anything, he goes on to say«oh your in apartment #…», I replied yes. «Oh I seen the door was wide open and stuck my head in and no one answered so I closed the door.»(You could tell my apartment was clearly broken into, things were scattered EVERYWHERE) I asked if he had reported to the office so they could notify me and he said«No». I bring it to management’s attention and they told me they didn’t see anything wrong with him NOT reporting it(like seriously, that’s what he is paid to do)! A day goes by and the office failed to send out a notice to the residents about the break in, so I asked them why? The assistant manager Shamara stated«we only place notices if the someone has been sexually assulted» I was floored. I have never heard of that. So a few months later when I receive a notice on my door, twice in one month, I could only fear the worse everytime my daughter and I came home at night because of the statement she made. Water pressure sucks and I have been days without hot water, yet I am still obligated to pay my rent and water bill in full… this is by far the WORST apartments I have ever lived in. Corporate needs to do something about this place asap they will never keep good tenants here.

First off they NEVER answer their phones. I came into these apartments bc I was attracted by the 199 move in special these apartments are not all that nice but will do for the year lease I need it without me spending an arm and a leg before my house buying process is ready. Well I turned in my application. It apparently got lost took a week to find it and get me approved. I had been dealing with a nice but not so bright Hispanic girl who couldn’t seem to be organized. Well after my numerous calls and messages we find my application we get everything signed for my November move in date. She confirms the 199 move in special three times! A couple of hours roll by and I get a call from a very harsh attitude named Samara calling to tell me the 199 move in special is no longer good and I will not receive that special anymore. Wait what? I was confirmed three times on your«recorded lines» I would get it but she goes on to tell me in the worst unproffesional manner that«we don’t do word of mouth» and I can not honor the special… So i ask if I can have my admin fee and app fee back since they lied to me she tells me no and basically with an attitude tells me do I want the apt or not… I just received another call of somebody telling me my app has been approved… Sigh this office is so unorganized nobody communicates with each other! Warning stay away from these apartments! The office is terrible. I will most likely let them keep my app and admin fee and find something somewhere else!

Lived here for a year, I was financially strapped at the time so this was one of my only options. All I have to say about this place is ROACHES everywhere. They come from everywhere and are everywhere no matter how clean the place is, no matter how much they spray, no matter how much raid you buy. This place should be condemned, was disgusting. Also these apts are straight hood… which didn’t surprise me given the area of town and the price but fair warning, lock your doors and don’t keep anything valuable in your car.

I am not one to bash a business. Unfortunately this established has earned nothing but disdain and disappointment from me and I hope that if you are reading this please look somewhere else to live. My husband and I lived at this residence for 2 years. The first year was not bad at all but year two was the worst experience I have ever had with any apartment I’ve stayed in. To get to the point, here is what awaits you in the event you move here: Roaches-you will have them even if you are clean. If you treat for them, you will still have them but the infestation will not be so bad. The Gates are regularly broken. The water is turned off at least once a week and frequently without notice. The dumpsters are regularly over filled and extremely nasty looking and attracts rodents and stray animals. The office management and associates are often lax and incompetent in fixing issues. Maintenance, although they fix things will make mess in the process and leave it for you to clean and often take several weeks to address concerns. The roofs leak and patch work is done which makes your problem an ongoing one. Pay careful attention to you bill because they will sometimes overcharge and it takes them 30 days to repay you the difference. If you don’t pay(even though you charged incorrectly, will will incur fees that will not be reimbursed. The security they have patrolling is a joke and often times crime happens right under their nose. I have awaken twice to news anchors in the complex about some foolishness that had happen. The only reason we stayed so long was because we were saving money to get a house, thanks to these awful conditions, that process was expedited. I know that was a lot but I hope it helps. I wish I had read the reviews before I leaped into the commitment of staying here. FINDSOMEWHEREELSE! PLEASE! RUN!

I have lived her since end of 2012. As another reviewer stated I was in a bind and needed to find something quick and reasonable and the person in the office at the time(Gilbert) was great. I will get to the point: Pros: Helpful maintenance once you get them.(I think they exclusively speak Spanish). Cons: Drains back up regularly. We have walked into our apartment twice after going out of town and had somebody else’s sewage backed up into our tubs. Who doesn’t love cleaning somebody else’s fecal matter from their tubs.(same thing happens outside). Water is regularly out. If it isn’t off the hot water is out. What prompted me to write this is no hot water on this 39 degree night. This seems to happen more often at the most convenient times like between 3−6pm. Management changes regularly. Low skilled agents means low quality service. They use a security company that has less than strict criminal background requirements. Don’t worry most of the time you don’t see them because they are flirting with office staff. Building lighting(during the winter) doesn’t come on until 1 – 2 hours after sundown. Roaches no matter how much cleaning. Security gates break regularly. So you may be late to work because of it or it may be open for a full month for maximum security. Dumpsters regularly overflowing with trash everywhere. Flooding of outside the building where you have to wade through 6 – 15 inches of water to leave or enter your home.

Three people in the office and only one seemed to be working. The lady in the far back stared at me like I was going to rob them. I doubt if I’ll go back. I really was going to be patient but I noticed the leak in the office. That’s a sure sign of what to expect. I heard one of the office people and a tenant talking about the wiring being bad too. You can tell there are foundation problems all over the property by the way sections of concrete sit at different levels. I’ll have to pass.

We lived here for a year(April 2013-March 2014) and let me tell you it was a long year of battles and heart ache. When we were getting our apartment and the first interactions I had with the leasing staff should have been a sign but we were in a bind. We were moving back to Texas from Chicago and we had a to find a place quick. Office staff is unprofessional and ever changing. Leasing manager is the worst. I felt like I had to introduce myself every time and no one recognized me once during my lease term there. I stopped calling in requests because they were never fulfilled. I started emailing them so that I had a «paper trail» of things. This seemed to work better but I would still have to constantly follow up. I hate admitting this but there was a massive roach problem. No matter what I did I was constantly cleaning and calling to get the apartment sprayed several times a month. Every night I had to put away my dog’s food or else it would be super infested in the morning. I’ve been living in apartments for awhile and I know that sometimes the power or water can go out. This place was ridiculous because it would happen way more than any other place I’ve been at. My worry was that the electricity would go out during the summer months while my husband and I were at work and our poor pup would be stuck inside. The people that lived there were shady. Pet owners were disgusting because no one ever picked up after their dog. Houston is a large city and there’s plenty of other places to live. If we could have done it again I totally would. Don’t even bother stopping by this place. It’s not worth it.
