My business relationship with RPS, Leonard Zalopany and Rich Blum began when my grandmother died and I needed to take over matters regarding a rental that had been managed by RPS for many years. I’ve never encountered less professional or more downright unfriendly people in any business situation.

My employer has been a commercial tenant of Real Property Services for more than five years. Mr Blum and the staff have always been very responsive to the occaisional problems that occur with the unit. He has also enabled us to make improvements as our business has grown.
When my employer wanted to expand his office space Mr Blum was very accomidating and made it happen enabling my employer to move a wall and alter some of the electrical fixtures. He also enabled us to place an additional directional sign so customers have an easier time finding us.
Responsiveness is really helpful because our business also has ambient temperature and security requirements that if not met could cause us problems. The Real Property Services staff really seem to care and it is a pleasure working with them.

I agree with the other reviews. I was looking an ad on Craigslist (it’s probably the same kalihi valley rental that she is talking about)
I inquired about it and ask if they have any showings available. The first thing the guy on the phone says is «how soon do you need this rental?» I told them we were looking for a little bit it while so it was no rush because we wanted to check out the place.
He simply said «we have people looking at it today» CLICK.
Wow how rude. Money hungry! Stay away!

Working with Real Property Services Corp. as a tenant was a challenge, to say the least. Save yourself a headache and go elsewhere, if you can. I would give zero stars if I could. I have rented from a number of different companies over the past 15 years, and this company was by far the worst I’ve ever dealt with. I don’t even really want to get into every detail, but I feel it’s important to try to warn others to stay away.
I have now moved on and am living somewhere else, and have washed my hands of them entirely, but I want to share my checkout experience with you as a prime example of what a headache they can be.
I had lived in one of their one bedroom apartments in Kalihi Valley for a year and a half (three consecutive six month leases, since they refuse to do month to month and claim month to month is illegal, even though it isn’t). We were finally ready to move to a better place and gave notice.
We had the unit professionally cleaned and ready to be turned over. I scheduled a checkout appointment with Leonard. A few hours before we were to meet, he canceled on me. He then went to the unit by himself and did the checkout by himself. He told me the oven needed to be cleaned and that the drip pans needed to be replaced. The oven had just been professionally cleaned, but I went back and cleaned it again. I also replaced the drip pans, even though they were certainly not new when the unit was given to me. We absolutely left the place in better condition than how we received it a year and a half prior.
Leonard then came to my new apartment so I could sign the checkout papers. I met him out front in the middle of the street while he sat in his car. He told me it was «all good» and «the cleanest unit I’ve ever seen» and that we were «great tenants» and he would love to give us a good reference in the future. Since I was standing in the middle of the road, I just signed the paper where he indicated, gave him the keys, and thought it was all over and taken care of.
A few days later, Leonard called me complaining about the locks. He had apparently locked himself out of the unit and didn’t do his due diligence with the keys and had just made some assumptions (not my fault) about some extra keys I had given him, apparently thinking those extra keys were a complete set when they were not (two other complete sets were returned in addition to those). He said he had locked the full sets in the apartment. I thought they had another extra set at the office (how did he get into the apartment that first time before I handed over the set of keys?) but he said he didn’t want to drive all the way to the office.
Then the day came when our deposit was returned. They had deducted $ 73.30 to fumigate the apartment, citing roaches. They deducted $ 143.17 for «lock work» to replace the locks. They deducted $ 52.36 for «supervision of repairs» for changing the locks. They also deducted $ 10 for «certificate of mailing fee.»
My husband called them, and apparently the paperwork Leonard had had me sign, while standing in the middle of the street, which he had said was «all good,» had indicated roaches. Frankly, the entire building is infested with ants and roaches; the ceiling in the common areas was caving in; and the main security door to the property was rusted through. When we first moved there, roaches would crawl up through the drain in the bathtub. When I left, I saw no roaches anywhere. Since I had signed that paper, apparently there was no legal recourse. But they did agree to reverse the lock charges.
So they sent us another check. Guess what? They kept the «supervision of repairs» fee as well as the certificate of mailing fee. My husband had to call them again. Are you getting a headache yet?
The third check came. This time the only charges were for the roaches ($ 73.30) and the certificate of mailing was reduced to $ 5. It took weeks just to get to this point, and it’s time to just let it go. It all left a really bad taste in my mouth. Ridiculous. I truly wonder if this company ever gives a full deposit back to any of their tenants. A tenant’s deposit is not supposed to be a money-​making operation. Beware!

If possible i would not give this company an stars at all for the simple reason that the representative, who will go unnamed, is completely unable to carry on a conversation without yelling and getting aggravated. I am simply writing this review to warn future tenants that your agent will know absolutely nothing about the dwelling, and will be completely useless to you the moment you sign the lease.

I got this apartment from this realtor 3 years ago. The representative then was very nice. I got the apartment: overpriced, dirty but close to my work so I was ok with it. I came in before the first of the month so they prorated my contract. I was very prompt with my monthly dues, often paying 2 months in advance. After my job was about to end, I was asking them if they could end my contract earlier. They told me to look for someone who will take over the lease so they could give me half a month’s rent back to me. I would be moving to another state and would also paying a simultaneous rent for 2 apartments even if I will only occupy one. I was able to refer 2 people from the advertisements which I posted. They took the person who would occupy the place exactly when my lease ended; ergo, I didn’t get my half month’s rent. That was fine since it was part of the contract.
Prior to surrendering the keys of this old, worn out apartment built in the 1970s, I had to get a specific carpet cleaner as stated in the contract, to clean the small tiny apartment professionally for $ 157 dollars. I was still ok with it. I cleaned the apartment weeks in advance, scrubbing and cleaning the dirt. The lanai, which was facing the freeway was of course very dirty. Now comes the time for inspection, the guy, labelled everything as DIRTY. The sliding door which was broken since I came needed to be replaced. (Note that I hardly used the Lanai during my 3 years of stay). They send me this bill that I only get 50% of my rent deposit. Everything (in this old, tiny apartment) needed to be fixed. I had to pay $ 100 for the sliding door. Another $ 250 for professional cleaning. $ 50 for watching the cleaner and another $ 50 for utilities. WOW!!! Everything was documented in paper (article, condition number).
This company is inconsiderate. All they care about is MONEY, MONEY and how to make more MONEY which is very ridiculous. First, they never considered the normal wear and tear of this old wornout apartment. Close to the freeway, of course it would be full of dust which is impossible to avoid. They never considered that most of the things I did for this apartment was in good faith. I looked for a new tenant for them. I even told them about the gate key which they forgot to get from me (I had to mail it since they couldn’t pick it from me). I guess this was a learning experience for me as well. I didn’t know I had to be very meticulous before I get into a lease (the apartment was honestly dirty with every cabinet stained, the fridge was worn out before I got it). The staff (except for the one who rented me the place 3 years ago, whom has not been with the company since) are also difficult to deal and talk with.
Overall, I would try to look for another realtor, possibly the owner of an apartment if I had to rent one. They are often easy to talk to and fair. Had a couple of friends who didn’t have to pay for half of the month’s rent because they left earlier than the lease date. I’m not recommending this company, it definitely taints the words OHANA and ALOHA. It’s sad that my first Unilocal review would be like this one
