Kokea Gardens is a condominium complex that can be seen as you exit H1 Vineyard Blvd heading east. It currently is an off light blue color and has 12 adjacent concrete buildings of 3-stories each. In the 1980’s there was a huge conversion of leasehold to fee simple and many people took advantage of this option. For many years now Cen Pac Properties has been managing this complex. Like any ordinary management company they collect the monthly maintenance fees and oversee the property. Unfortunately they have had many company changes for patrolling security and has really tightened the access of the laundry room. With its great location to town, schools and supermarkets, including Iwilei Costco, these condominiums attract many families with young children. However, sad to report there are no designated playgrounds for the children and although prohibited, you can see children playing in the parking areas. Furthermore, no swimming pool and designated BBQ areas make this very unappealing for many. Each unit has a designated reserved parking space but lacks visitor parking and extra parking for units where there are more than one vehicle. With the exception of only fish, pets are not allowed. The association rules are rigid where curtains must be white or of a light shade. Failure to comply will lead to a written warning and possibly a monetary fine. Being on the bus line this condominium attracts many senior citizens as well. I lived here for a couple of years and recall Halloween, where many kids came for Trick-or-treat. Many years we ran out of candy! The community here is very tight. You get to know your fellow neighbors and often found myself cooking extra to bring to my neighbors. They were also a part of your family! As years have gone by, the once ever so abandoned building frame finally was built to today’s Palama Supermarket. Many residents are delighted as you can walk over to get your Korean food fix! Overall a decent place to live but strongly needs to improve living conditions. It’s only a 3-story complex so stairs only, no elevators.
