Perfect Hampton Beach Hotel. Rooms were very clean and spacious, we had balcony with ocean view. Mary Ellen was very accommodating as was her staff .We loved the location and the courtyard and garaged parking. Modestly priced and has fun vintage beach resort feel. Everything was right in line with the rest of the hotels in the area. Loved it.

I stayed here for 1 night because I was running in a half marathon in town. I’m unsure of how to rate this motel. While I don’t expect the Ritz a night(it was $ 75), a Days Inn would be luxury compared to this place. I checked into Unit #2, which is on the ground floor and opens into the«courtyard» which is really an asphalt parking lot. It has two twin beds. You would think that hey, maybe this would be a good room to book if you’re traveling with a buddy, someone who you are not intimate enough to be sharing a bed with, right? Wrong. The bathroom door doesn’t close all the way, leaving a 1 inch gap. I hope you like taking a dump with the bathroom door open! The bathroom also has no fan. Shower is a stall only, which would normally be ok, except it was the tiniest stall ever. I am only 5 feet tall and I felt like I couldn’t fit in there. The hotel is supposed to have wifi, but there was zero signal in my room. There were no wifi networks even showing up within range. The room had like 3 small drawers but no closet, so I’m not sure how 2 people would stay here longer than a day. But the pros — the innkeeper was extremely nice. She gave me recommendations for places to eat and go, and let runners check out late on race day. It was also super convenient to the starting line and all of the race festivities. I feel like the rest of the hotels on the strip are all an equal level of dumpiness but since this one was the cheapest and very friendly, I would probably stay here again for the half marathon if I needed to. In the context of a place to stay for the Smuttynose Half Marathon, I’d give it 3 stars. But compared to the real world, sorry, 2*.

I’m not sure what all of the reviews not recommended were talking about. Stayed 2 nights in mid September at the off season rate. Décor was dated but the ocean front room was great! Two walls were large pane windows with awesome views… Make sure you catch the sunrise! Room was clean, mattress and pillows were great. The woman at the front desk was also very nice! It was a little chilly while we were there but the deck was great. Flat screen, fridge and wifi in the room. My only complaint would be the outside bar next door that bumped reggae until 1am every night. I like reggae and all… But it got sickening after a while. Assuming it closes when it gets cold enough… If you’re going to party then it shouldn’t bother you.

We stayed in the penthouse suite, a 50 ft balcony, all ours overlooking the beach. It is close to everything, and with family coming in from all over it was perfect. Large three bedrooms, most comfortable mattresses ever, and a small kitchen area. Better than staying in a cottage because they bring towels, change the sheets, take out the trash and vacumn. There were 6 of us and it was great to sit around the kitchen table and play games or sit out on the balcony to watch the ocean or just people watch. Marylee, Chris and the rest of the staff could not have been nicer. Great time had by all!

Harris Sea Ranch is a Hampton Beach classic. It is a throwback to the 60’s or 70’s when everything was wood paneled, which you will probably love if you love Hampton Beach in general. As with most things Hampton Beach, the rooms are nothing fancy, but they are clean and relatively large. Most of the rooms have balconies with some kind of ocean view, which is really nice. Also, I think they are in the process of updating the rooms because I did notice that some of the rooms have flatscreen TVs. Pros: Large/clean rooms, awesome beachfront/boardwalk location and an awesome retro look. Cons: During the peak season, the prices are a little bit steep(arguably justifiably so). Check the place out at the very beginning or end of the off-season to get a good deal. Bottom Line: A Hampton Beach classic — definitely worth checking out.
