Robert Champage, the owner, is Licensed, bonded and insured for Landscaping & Tree Trimming ONLY. On 5 Dec. 2014 I came home(Villa del Sol Condominium) to, first my parking stall blocked by a Champagne Landscaping work vehicle, and 4 or 5 non-English speaking gardener’s had torn out a large portion of cement that was raised 2″ from tree roots. There was a large hole for a week because they only work here on Friday’s. The point being, Bob isn’t a «General Contractor» — if he thinks he is, then he needs to contact the State of CA licensing bureau, because he can mow lawns, plant flowers and trim trees. That said on Fri. 13 Feb. 2015 I was awakened to the sound of stomping on my roof and what sounded like a chainsaw. As it turned out, 2 of the 5 «illegals»(I know they’re illegal because I asked them back in 2012, even the Spanish-speaking-only know what you mean when you ask about a ‘green card’) were up on the 35+ y/o «common» tile roof with a LEAFBLOWER. It was a nice day so at 6:00 am I had put my dog in the backyard, the front and back doors were open and I went back to bed. At 10 am, when this crap started I immediately let my dog in, with dirty leaves now coming down on me and screamed for them to STOP. The 3 Spanish-speaking-only dudes in the front yard were actually LAUGHING as I screamed and cried, begging them to STOP so I could get my dog in and shut the doors. What they left me with was 8″ of filthy, dirty leaves in my backyard, and so much raw dirt inside, that 7 ½ months later my A/C is still blowing out full on DIRT(not normal DUST, I’ve lived here for 12 ½ yrs and I’ve never seen anything like this). Add this to the fact that the aforementioned 35+ y/o «common» tile roof was already leaking again after the roof was«repaired» and the entire livingroom & hallway ceiling was replaced in the summer of 2010, by the next rain the water damage was visible again. While I understand that Champagne didn’t CAUSE the original roof damage, they most certainly exacerbated it with their careless and shoddy«work.» I was approached by one of Champagne’s foremen, Jesus if memory serves, on Wed. 11 March 2015. He asked me what they could do so I would take back the claim I had filed with their Bond issuer, «make things right,» and«regain [my] trust.» I told him that cleaning up my backyard & disposing of the leaves would be an excellent start. He shook my hand, apologized again and said they would be here Fri. afternoon. Fri. 13 March 2015 came and went, I thought maybe they were busy, but Fri. 20 March came and went, to date no one has ever apologized or taken care of the backyard, furniture, plants, small patch of grass, mini BBQ, hose, what was a new trash can is still full of leaves, now water from the couple of times it’s rained since Feb. This is long, and I apologize for that. But it gets better, I promise. I took the Title to this«toxic craphole» on 26 March 2015(see my «glowing» review of Robert L. Jensen & ASSoc., Prop Management’s «supervisor» Samuel Dupuy Goza) mostly because of this roof issue. When my mom called Goza about the leaf blowing on the old, busted up, leaky tile roof, Goza told my mom that«they [my parents] were responsible for the water damage to the inside of the condo.» Not true. The inside damage and attic mold are a direct result of the neglected, decaying tile roof. Since then it seems that Goza’s using Champagne’s «illegals» to make my life a living hell: 4 April 2015 one of Champagne’s illegals is a tenant on the end of my 8 condo block, at approx 8:45 pm the water main(clearly labeled with a blue arrow) was shut off. They were prepared I have pics of the numerous trash bags overflowing with water bottles however, I went without water for 15 hrs. The only other resident home on this Easter Eve confirmed she was without water also. I would find out the beginning of June that she’s the President of the HOA, but it was«a long time ago» and I should«get over it.» The more I write, the more it sounds like I NEED an attorney. A Real Estate attorney who will take this on a contingency, simply because I own this«toxic craphole» it’s paid off. The comps show, that it’s good for $ 88k, I was elig. for 80% of that, about $ 70k minus $ 5k for closing costs etc. leaving me with $ 65k CASH to fix it up so I could rent it out(I have 2 people would LOVE to rent it!) and leave me with enough for a down payment in a nice little house. BUT! The roof, attic mold and livingroom water damage would leave me a $ 450 appraisal fee and a DENIAL because of Champagne Landscaping, Robert L. Jensen Prop Mgt and Villa del Sol Condominiums HOA. Real Estate Atty? Anyone?

I’m pretty sure I just witnessed a supervisory employee publicly berate her employees. I was a solid 100 ft away and could hear her yelling, «You guys are on a break? That’s not my problem. You don’t deserve a break!» I really hope that it was a customer(not that it’s necessarily better), but any employer who treats ppl like that is not getting my business. If it was in fact a customer, I hope they have the decency to discontinue their services with her and have her find another landscaping service.
