As a busy real estate agent, it is important to have an escrow team that is responsive and responsible. I have found Integrity Escrow to be both on all 3 of my current open escrows with them!
They definitely go above and beyond:
— Even after hours, they have always replied to an email or call within minutes of contact.
— They have made documents from scratch for homeowners that I am working with (homeowners I hope to someday have in escrow).
— They are a paperless office — yay trees!
— Their communications are always pleasant and encouraging.
I am really glad I found Integrity Escrow and have no plans to work with anyone else.

This escrow company failed to disburse monies as they indicated they had on my HUD statement. The final HUD showed a disbursement to Farmers Insurance for the insurance policy premium. And I believed them! When I had water damage and called my agent, he told me that the policy was never purchased … that payment had never been received. I called Integrity Escrow and after the run around I was finally told that the check had been mailed, but it had never been cashed. I asked why they had done nothing month after month when they did their bank reconciliation (standard procedure for any company during accounting month-​end). It had been a year… don’t they have a fiduciary responsibility to deal with such things rather than ignore them? I took the company to small claims court and the owner showed up and told the judge (this is no joke) that the state guidelines only require they perform an audit of their bank accounts once every three years and they had not noticed that my check had not been cashed (now 15 months after the close of escrow). This, however was not what the girl in accounting told me… she told me the uncashed check had been «sitting on the books.»
Bottom line, I had an insurance claim and no insurance. Their mistake cost me more than $ 10,000 dollars. And apparently, the state guideline that requires they audit their escrow accounts only once every three years absolved them of any responsibility for their gross negligence. And they did absolutely NOTHING to make up for this costly mistake.
They didn’t disburse my money, they produced an inaccurate Final HUD, and then they kept my money for 2 years. I finally received a refund of the insurance premium they had kept. Dishonest, incompetent and as far as integrity goes… I think not! Don’t trust your money with this company!
I encourage you to go read the hidden reviews for Integrity Escrow. There are a few more like mine that Unilocal has determined to be «unhelpful» (?!)

Showed up here today to sign loan docs. Had been waiting all day but I guess it is not their fault that they did not receive loan docs until near the end of the day around 3pm.
Considering this was far away and with traffic I did not know if I would make it on time but my agent spoke to them and was told they would wait for me. It wasn’t as if they were waiting for me tho because when I arrived only the notary was there hahaha
Whole process took about 10 mins.

I used Integrity Escrow to close the sale of my house. They were perfectly fine but come to realize later that my interest rate was way off the charts horrible. Used them again to sell my home and they tried to negotiate a deal behind my back with the seller. Very dishonest.

OMG, where do I even start with how terrible this company is!
We were forced to use them because we purchased a foreclosed property. Not only is their escrow fee about double of what most escrow companies charge in my area, but they are completely incompetent buffoons. We were passed off to about 4 escrow officers during the transaction, none of which we were ever able to contact by phone. We sent them documents repeatedly because they would always lose them, or say they were never received. We were due to close escrow by the end of 2008, and as we got closer and closer, they kept coming up with excuses and issues as to their hold up. Finally, due to the diligence of our awesome realtor, we found out they had lost the deed to our house a month before, but failed to mention it to anyone! So, this delayed our closing by about a week, making it close in 2009. This made us not able to claim our first time buyer tax credit this year, which we needed to do repairs on the property!
If you have a choice, stay far, FAR away from this company. I would NEVER work with them again, even if it meant losing a house I really wanted. It was the worst experience of the whole house buying processes. Unless you like headaches and stress, do not deal with this company!
