Really, really good value for the square footage you’ll get. These apartments are a little bit older than a lot of other new builds going up around Texas. However, The Estates at Ridglea Hills is situated in a nice & convenient area. Surrounding neighborhood is very nice, the complex is usually quiet. Seems like a lot of families and longer term residents live here, always a good sign at apartments. Haven’t interacted with the staff a whole lot, but they’ve been friendly & helpful every time I’ve dealt with them. I’ll agree with the other review on parking. It is pretty unfortunate, so having friends or guests over can be a little difficult logistically in that regard.

Affordable but horrible parking if you have more than one car. My roommate and I each have a car, however, we only have one car port. We were told that more parking for renters was being worked on but its year 2 of living here and I still end up parking OUTSIDE of the apartment in the neighborhood. What is most upsetting is the fact that some apartments have 2 car ports and double park every night. EVERY. NIGHT. I don’t understand why they receive 2 and we only get one. I’ve asked but they always went around the question. I’ve also notice certain apartments that have no cars but have no cars. There has been nights that I’ve had to walk in the rain at 2am with all my books from outside of the complex to my apartment. Don’t even think about inviting people over because there will never be anywhere to park. I’ve also had problems with the light in one of the bedrooms only works when it wants. It takes trial and error of flipping the switch off and on pulling the cord to make it work. When I asked for it to be fixed I was told there is nothing that can be done for it. I also have a horrible draft in my room. I’ve asked for them to fix it and they put a weather strip on the window and called it day. Didn’t work. I will miss my huge apartment. I have a 2×2 and basically 2 living rooms but the parking is basically a safety hazard so I have to say goodbye to this place.

We have really enjoyed living here for the last year; however, we have had some service issues which have promoted this rating. Initially, we moved in November of 2011 in a two bedroom apartment. We did not plan on moving until December; however, Tasha told us that she could not hold it until then. Apparently, the old tenants moved out sometime late October of 2011. That was all fine I suppose; however, once we got moved in we noticed a strong lemon odor from«cleaning.» Apparently, the previous owner had dogs which crapped and pissed everywhere. They attempted to cover up the odor with some sort of lemon bomb. We complained and were told to let it air out and open windows. We waited about a week and could no longer stand it as it was definitely a health and safety issue. Tasha then told us that we would be charged for carpet removal and replacement. I stated that if we were charged, we will leave and she responded«you are under lease and will be charged the fee.» Ultimately, we were given new carpet at no cost, but made to feel bad about it. We saw the removal process and the carpet was disgusting and drenched in pee. The carpet people said they had never seen anything so bad. Months go on and everything is pretty good since the first incident. Then, we never receive water utility bills as promised, so we always have to guess on our rent check. This has continued well in to 2012. Water here is outrageous. They share the total consumption of the apartment which is fine if amongst residents; however, they constantly leave leaky faucets outside running, over water grass(ie. when it’s raining). They even refill the pool multiple times. I’ve also seen broken sprinkler heads gush water for hours on end. The last incident, which prompted this rating of «poor» service is one which is in regard to rent payment. Rent is due on the 3rd or before they come in the next day(via a dropbox.) The 3rd fell on a Saturday and they are closed Sunday, so we deposited our check Sunday during the day. We get a call today saying that we are being charged a $ 50 late fee because we were late. If you are closed, you are closed, so the fee is ridiculous. I called in asking for it to be waived and was given a big fat«NO. Corporate this, corporate that. blah blah BS.» There is no grace period for this place or courtesy. It’s a shame that customer service related issues like this occur, as this place would probably be rated Excellent 5⁄5 if that were not the case. Unfortunately these issues are real and do exist, so I would not recommend The Estates at Ridgelea Hills Apartments.
