This CDD is a great place to live — it has a little taste of the live, work, play atmosphere as it is located right by the 220 shopping center. ATT has an office building on the plantation grounds. Fleming Island High and Thunderbolt Elementary are also on the grounds, and are two highly rated Clay county schools. A few other businesses are on the grounds of the plantation, like Island Life Grille, but most places are just north in the shopping area of 220. Fleming Island Cinema 12(Carmike) is an immediate neighbor. The staff at the clubhouse are very courteous and helpful for any of your needs. The organizers send out a monthly«Living in Fleming Island Plantation» paper that includes the events calendar and highlights local businesses. Throughout the year there are mini parades for kids to get involved in and community get togethers at the splash park or club house. Two pools are on the grounds, one with a lap pool and one with a water slide. There are tennis courts, basketball courts, picnic pavilions and a play ground by the club house. There is a large green space behind the splash park, but no pets or bikes/scooters/blades are allowed on the space or the sidewalk so I’m not quite sure why this space exists. Perhaps for ultimate frisbee games… The CDD is just that, a CDD. There is a hefty CDD fee annually in addition to a small HOA depending on which subdivision you live in. The CDD puts those dollars to work though keeping the landscaping clean and up to date. The place is beautiful, though I do need to contact those in charge about a very rough road outside our division. If you want to be involved, you can run for a position on the CDD board. All in all this is a great place to live with ample amenities to suit just about everyone’s needs. A bubble in the universe — you really never have to leave if you don’t want to!

Many neighborhoods are organized in subdivisions. They have a Water Park and separate lap pool facility. A large spiral slide, a short water slide, a big bin that fills and empties, play park and picnic area in the Splash Park. There are clay tennis courts, sand volleyball courts, rubberized basketball courts, picnic area, amenity center and pool. The golf club features an 18 hole course. The county library, high school, shopping, restaurants and Carmike Movie Theater are all within 5 minutes.
