The location of this property couldn’t be better. It’s just a couple miles from the entrance of RMNP and right on the river. It’s a cute and reasonably maintained property. There were a few negatives however, 1. The hot tub was absolutely disgusting, full of soap scum and very murky and therefore couldn’t use it, 2. Ice machine seemed to be broken, 3. The bed was terrible and, 4. The bathtub looked as if it hadn’t been cleaned in a few weeks. Overall, given the price, location and condition of the rest of the property/room it’s not a bad deal.

Stayed here after reading great reviews but was very disappointed. Our check-in was delayed by 2 hours without any notification and without any sort of credit. The room was nice but chairs and tables were sticky and the fire place was not working. When I asked for assistance with the fireplace, I was told that someone would come to fix it. No one came and after many attempts to call the office, nothing was done about this issue and my fiancée and I slept in a cold room.

Nice little quaint place. The owners are great and very accommodating. The rooms are clean and well kept. They are a little dated but well kept. While it is right on the river it is also right on Fall River road. And, the traffic noise from Fall River road was quite loud. However, overall the place presented extreme value for what you receive. Would definitely consider it as a destination again.

Beautiful area, located within 2 miles of Rocky Mountain National Park. The river is located right outside your deck door and there is a walking path which leads directly into the downtown(a few miles walk) where there are restaurants and shops. The room we stayed in, #5, is located on the ground floor with a kitchenette. There were barbecues right around the corner, and a jacuzzi spa. Across the street was a private home, with a large, rocky mountain outcropping behind it. We were able to see three bighorn sheep high up on the outcrop, clear as day, from our deck patio. The only complaint that I could possibly have is that it was very easy to hear all of the footsteps coming from the room above us. But for the short amount of time we actually spent in the room, it was not a big deal. The price was very reasonable, the room was clean, the deck had a beautiful view, and the town of Estes Park does not disappoint. There were even a dozen elk on the property the day we arrived!

I rented the private cabin mainly for the private hot tub for an extra perk. It didn’t work and there was no compensation for this problem. Staff was unapologetic. Any reasonable person would apologize and offer something to make up for a problem like this(a small refund, credit towards future stay, etc.) Seems like they aren’t interested in making their customers happy. The room was also outdated and the microwave sparked. Not worth the money.

We stayed here for one night in April 2015. It was super clean, adorable, and had a hot tub. With the windows open, you could hear the babbling creek outside. It was an affordable respite really close to Estes Park(~2 miles) but feels quiet and secluded.

We have stayed here twice, each time in the big cabin, with our three kids. We love it! Very clean, great amenities, unbeatable surroundings and view. Both our summer stay and our spring break stay were just great. Tons to do, close to the free shuttle, kids love it.

We’ve stayed here twice now and couldn’t be happier. Great price, very clean and good location. Our second stay there were some loud guests on the patio until late in the night, so we couldn’t sleep with our patio door open, but the patio is nice with a grill and plenty of seating. The rooms are very clean and offer nice basic amenities.

We stayed here two nights and it was a great little place. Very nice staff, beautiful location right on fall creek. With my open window I was lulled to sleep by the creek rapids. Our room had a mini fireplace and a Murphy bed, a small table and a patio door leading out to a big shared deckover the river. We stayed in #13 which was presumably available given it’s number, and it was the best«small» room there in my opinion. Right on the river, it was just beautiful…
