There are better choices. The management is a mixed bag but most of them in the office are oppressive. This is not a child friendly or animal friendly complex. I would recommend you keep looking.

Good place, recently re carpeted and well kept. For the price and area, it is the best bang for your buck! Strict as apartment complexes go. Management is cool and maintenance is done on time.

if you have kids than don’t move here. The apartment is nice and the maintenance crew is fabulous. The problem is the power control woman that heads the management team. She has an obsession with the pool in particular. Yes, there are ridiculous rules and she makes no exceptions! The one that is the most frustrating is 2 guests per ‘paying’ tenant. So when you have your family in from out of town, and they have 3 kids, you get to choose two of them to take in! She will not hesitate to come out herself, at all hours, and yell at the kids and you if you have an extra child out there. She is confrontational, condescending, and just plan rude. When i had an extra child out there the pool was completely empty… but that didn’t matter. If you come to look at the place, go by the pool and talk to the kids… they know the manager and they will tell you how it is. Heaven forbid that any child has fun in the pool… she will shut you down. if you are old and don’t like kids, then you will enjoy this. If you have kids. steer clear!

I lived at Ritz Colony for 7 years, 3 before I was married and 4 afterwards, and I have to say, there were a lot of positives. First of all, they have dual master suite 2-bedroom places that are ideal for roommate situations. Secondly, if you take a unit in the eastern section, it is super quiet. Super convenient location. Fairly reasonable(for Encinitas) rent-wise, they don’t require you to keep signing endless leases. Once your one-year lease is up, you go month to month. This was a big seller. They have always been reasonable with me in the office, in regards to rent and conditions. Also great: They promptly fix anything wrong, and they take credit cards for rent(whoo hoo on the miles!!!) with no additional charge. I swam laps every day in the pool this summer, and rarely ran into other people in the pool itself, although that part of the complex is really loud, with lots of unsupervised kids(and you can tell by their behavior, it really degrades the quality of the place) running around — if you don’t mind that’s the section for you. If you do, I recommend living down the hill in the eastern section. On the downside, parking for guests is non-existent, and the units are pretty outdated. I had carpet that was 3 years old when I moved in and 7 years old by the time I moved out, and it was pretty depressing. I asked a couple of times around Year 5 and Year 6 for them to replace it, but no dice. They would clean it once a year at no charge, but the stains came back a couple of weeks after they cleaned, and every day I would look at it and be sad. Needless to say, I survived, and was actually pretty bummed to move out. With one little hitch, I got my security deposit back in a timely manner. I would go back again if I were going to live in San Diego again, and do recommend them.
