I am a contractor who has done work for their properties. Bottom line is they won’t pay you. I have seen most of their apartments and everyone I have talked to is miserable living there. One time a stair was broken and it had been broken for over a month before they called me to fix it. Someone could have been seriously injured. But they wait till they are threatened with a law suit to do anything about it. Then when I come out and fix it they skip out on paying me. These people are the worst property company I have ever had the displeasure of dealing with. I would recommend that no contractor do any work for them and that anyone looking to rent never live there.

I live at Royal Crest Apartments in Carmichael. My a/​c unit has been broken for a month now. It’s Sacramento weather my apartment gets really hot when I cook. And I wrote a letter to the owner, nothing is happening. I can’t wait for my lease to be up.

Never rent from clippinger investments. I am renting from their property on 4500 Del Rio Road, and tenants were left without hot water for 21 days. The same thing happened last year and they brought us porta-​showers, to shower with in the parking lot. I called to see if they are giving us tenants compensation off our rent, because it is illegal to not provide hot water… of course they are not. Our lease is up soon cant wait to get out of here. Horrible company to rent from, they have no idea how to treat their tenants. Plus the 2 years that I have been here with my family we have had 5 different onsite leasing/​management agents.
