Renting from this company should be an absolute last resort. After two move-out experiences and talking to many other people in town, you can almost always count on losing at least $ 300 of your security deposit. The person who does the billing is bad with math and you may be overcharged or charged twice for utilities, and no matter how well you clean your apartment and how well you document the damage that existed when you moved in, they will find a way to charge you for it upon vacating. Most people I spoke to, as well as myself, lose $ 300+ from their deposit every time they move out of an Action property. Not to mention the condition of the properties to begin with. My last house had rats in the basement and a water leak that never got fixed and jacked up my water bill for months. I am SOGLAD to never rent from this company again, and I would avoid it at all costs. I am not a person who trashed their apartment. I am not a person who is late with rent. I was a good renter from this company for over 4 years(unfortunately) and dealt with ignored phone calls, delayed maintenance requests, horrible neighbors(approved by Action) and of course, consistently, a huge loss of security deposit, no matter how much I cleaned. If you have to rent from them, I would recommend photographing every inch of your apartment, and honestly not bothering to clean upon move out. I spent hours cleaning the two places I moved out of and was still charged for hours of cleaning expenses. If they are going to charge you anyway, save your time and don’t clean. Good luck.

As far as renting goes, I’ve had much better experiences in different towns. Durango seems to be an anomaly in how they can rent to people. They don’t seem to clean up much for you when you move in. During the move in I had to call and ask them to clean up when there was trash still left in the apartment and a big mess in the kitchen. I don’t think they even stopped by in between renters. The house was beat up but the expectation sounded like they wanted you to leave the place in better condition than you found it. They treated us more like inconveniences than customers. Another thing that was awful, coin operated laundry in a home. Shocked. If you can find better I would take it, but you better plan ahead if your looking to rent in Durango.

Look around the Web, Action Property Management has nothing but bad reviews. For some reason they are extremely rude and unprofessional, always. I would never rent from them as they will rip you off. Furthermore, I would never have your property managed by them, they are over priced and highly inefficient. It amazes me that business like this make it, if they were in a competitive market, they would be out of business.
