Arbor Terrace Apartments

If I could give this apartment complex a lower rating, I would. Don’t let the cosmetic appearance fool you. It is covered by layers of paint and band-​aid patchwork fixings. The manager has consistently been mean spirited and she will find anyway to prevent you from receiving your full deposit when you move out in accordance with your lease agreement (no matter how well you take care of their property). Burglaries and drugs are present when I lived there. The maintenance guys were nice. There is live in security. Not many people stay long to work for the apartment manager. She appears to be difficult to work with and calling their corporate office will send you back in circles to deal with Jane. They don’t do anything about her. She has been their a long time. I feel it’s because she is willing to make sure they receive their monies even if it means taking yours.
Case in point: I lived there for 2 ½ years. Carpet was old with stain noted in walkthrough. She never changed the carpet and I used plastic runners and spot treatment cleaners. It was only me and I didn’t have much company. In the end she charged me a $ 50 carpet cleaning fee even though it was time to change the carpet. I don’t believe they changed the carpet after I moved out. It was just a way for them to make some money & save money at my expense. I would not recommend this apartment complex to anyone.
P. S. They get you in with the move-​in special and then increase the rent significantly. I started paying $ 699/​mo for my 2 bdrm and left paying $ 979/​mo. It’s not an exclusive area in back of a liquor store.

Never had any issues. Been living here for almost 2 years. Still here. Location is the best! 5 minutes to Wal-​Mart and Sam’s club. 8 minutes to the interstate. 15 minutes or less to Arbor Place Mall. Gated entrance. Noise? All apartments have noise. Can’t control who your neighbor is. Front office is great. If you have problems it’s because you are doing something to cause them. Maintenance is great. Always comes out when issues arise. Great place to live.

and oh, the facility manager, Jane, is a wonderful defender of the contract, but awful with the execution of it. tactless. tasteless. do this company a favor: either be a better person to their clients or leave OR just drag this place to the dump.
