Manor House

I just signed my 8^th lease. It is quaint and rooms are small but the staff is like family and who wants to pay utilities.

I lived there for three years so here is an honest opinion
Pros: Front desk staff could not be sweeter
All bills paid (except cable and internet)
Cons: Pool is small and most the chairs are broken and have been for 2 years
leasing office will charge one person way more for the same apartment so ask around before signing your lease. they also have a lot of attitude so beware.
Can be scary downtown though the apt is safe
Even though it is all bills paid they control how cold or hot your apt is. i’m the kind of person where I like it freezing in my apt 27/​7, so I thought this would be perfect. I always had the temp on as low as it would go and the temp in my apt does not match the thermostat.
laundry room is a nightmare-​the washers are sooo old they will not get your clothes clean you have to wash more than one time. And some of the dryers get too hot they burned my sheets.
Valet-​AWFUL! There are only a few that actually work, the rest are smoking and talking on the side of the building. It’s not all their fault. as someone else notated their elevator is broken so it takes way longer than it should and manor house doesn’t care to get it fixed.
the leasing office has been talking about updating the so called ‘workout room’ for 3 years… no updates yet. Your still working with the same three crappy machines. They also say they are going to get new washers because they are well aware they suck and no changes.
DO NOT move here, move to the Jefferson!

Still loving this place after a year. Its extremely affordable and the amenities are great. They fix anything I ask them to and its done very fast. The hall way was a little stale so I mentioned it and they spruced it up right away. Staff are normal people, no A-hole’s. I have heard of people being treated bad and I have met some of those people *sigh*. I was planning on moving so I could get a good feel of other spots in downtown but after 6 months of searching, even resorting to buying property to possibly save, I decided to stay. So freakin’ convenient with the valet service and all.

Just moved in to this place and it’s great so far. Great location on Commerce. I loved on Main and it’s not as busy. The gym/​communal office/​laundry room are all nicely consolidated. Staff is great and so is the maintenance guy. I don’t really have control of my own vehicle to do simple operational maintenance without having to get it from valet and park it on the side of the rode to do what I want, but it’s a good option.
My only main complaint is the redheaded old lady that sits at the desk during weekdays. She is actually the only reason I had to knock two stars off. She’s pretty evil. Very uncomfortable around her and what really sucks is that she is the first and last person you see leaving you’re own place. It’s like I’m a bad dude unless I have to prove it or something. Not sure what it is. Always grumpy and VERY demeaning like I’m some ignorant street filth. Everyone else is nice, usually smiling and understanding… but her. I wish I knew what her problem is. I almost feel bad for her. It’s like she is miserable all the time for whatever personal reason and feels like she must take it out on someone.

Let me start by saying I never right Unilocal reviews but today out of sheer frustration and anger I thought I would. I have absolutely ZERO nice things to say about this complex. Sure they rope you in with all bills paid. That’s a great deal sure. Outside of that they blow. The valet, horrible. Even if you call ahead you still wait 10 minutes to get your car. And that’s if you can even park in their garage. We found out after we signed the lease we couldn’t park our truck here so now we park 3 blocks away. And who decides it’s a good time to do maintenance on 2 of the 3 elevators at the same time? Maintenance happens. I get it l, I really do. I’m trying to like it here but the fact I can’t load my dishwasher without having my fridge open or I can’t open my kitchen drawers with the oven being open really?! 3 months in and we’re breaking the lease. Hands down worst living experience ever! Outside of that the staff is all amazing.

My wife and I have stayed in a number of apartments short-​term over the past couple of year– all in different cities due to employment. We were very happy with Manor House.
It’s right downtown a couple blocks from DART with restaurants, bars, and parks in walking distance. There is a small park right across the street and another larger park/​dog park further down that has an outdoor café. We’d have family visit and take them to Pioneer Plaza (bull statues), Deep Ellum, JFK Memorial, and the Arts District. We’d take the trolly from the Arts District uptown.
We were a little disappointed with how derelict downtown Dallas seemed on first arriving. A lot of the businesses and shops are underground, close as early as 4pm, and exist only to serve 9 – 5 workers. At the same time, it looked like there were a lot of improvements going on– new apartments being built, improvements to the parks. The area should have more going on soon. Uptown is more inhabited, but it’s a sterile environment. No high-​rises. We intentionally didn’t want to be there– If you’re used to gated communities and like shopping, uptown might be better for you.
As far as Manor House itself, we had a corner unit near the top so we had great views of Reunion Tower and the Omni Hotel which would offer ambient lighting in-​sync with whatever holiday it was. The fitness center was a little run-​down, but I’ve seen worse. I was always able to use a treadmill on rainy days and head to Katy Trail or White Rock Lake on sunny. The laundry room was probably the biggest hassle. This was the only place we’ve lived that didn’t have its own laundry and the machines were often fully used– I think they were rebuilding the laundry when we were leaving, though. Valet was also a hassle, but not terribly. We’d call for the car a few minutes before heading down and only had to wait longer a few times. Elevators occasional broke, but we’ve had this everywhere, even in much newer and more expensive apartments.
There was free coffee/​fruit/​muffins on Fridays when we lived there and management would have have events (free food and drinks. beer. wine) in the lounge.
Because the building is older, units have smaller kitchens and less storage, but this older construction also means less noise from neighbors. Balcony is solid construction to block high winds. We put some patio furniture on the Balcony and enjoyed meals in the sun on a regular basis.
We left the apartment in good shape and had no trouble getting our full deposit back. In case there are any other travelers, we used CORT for furniture and everything went well.

worst apt ive ever lived in. i would absolutely not recommend this place. 75% of the residents look like they belong on welfare. i DO NOT understand how most of the people can afford to live here. im convinced its an equal opportunity living situation, or a halfway house. so if you dont mind living next to drug dealers, this is the place for you.
ROACH INFESTATION! we have had our apt sprayed at least 3 times and it has not helped at all. the day after they sprayed the last time, i saw 5 roaches, 3 being babies. im pretty sure if you knocked a hole in the wall, they would pour out.
the valet situation is TERRIBLE. they are the laziest assholes ive ever met. they could care less. they have stolen stuff from everyones cars. my car has scratches all over it, and oil has been tracked into my floorboard and is now ruined. they will never have your car pulled up and when you ask them to go get it (for the second time) they act like theyre doing you a favor.
the pool is disgusting. almost every time ive been up there theres someone having sex in it. the gym is disgusting. half the machines work and someone has stolen certain weights from the gym. the laundry room is always flooding.
i could go on and on and on about why someone shouldnt live here. i have absolutely nothing good to say about this building. except the concierge staff is really nice and very helpful.

Hello, I have been a resident at the Manor House Apartments for a year, and this is my honest opinon!
Pros: Utilities are PAID (you will pay rent, cable and internet if you choose to), Valet parking is included in your rent but it is optional (about $ 108/​month or you can park at other garages downtown) Convience, you can walk almost anywhere in this Area including Deep Ellum, the Farmers Market (love)/take the dart/​walk to the Dallas Museum of Art to get on the Uptown Trolley. Always something to do, I never get bored. Parades, (Adolpus Chrismas parade takes place right in front of Manor House, Dallas Mavericks Championship parade was a block away). Leasing Agents are VERY friendly. Maintence is quick and friendly~ Friendly residents; a mixture of everything! Made some friends here.
Front desk staff is nice, visitors must check in with them so its VERY safe. Historic building, pretty cool.
Cons: Its retro/​historic/​renovated… most of the fixtures are a bit outdated and could use a little sprucing up for the rent money being paid, No ceiling fans/​lighting in your bedroom/​living room;floor lamps/​lamps will do however. 3 closets but not not much space, small kitchen, small bathroom, not alot of storage but thats pretty much what downtown living is about. The upgraded units (stainless steels/​concrete floor are so NICE but out of my price range or you could choose the upgraded studio; which doesnt have a bedroom but if youre willing to turn your studio into a loft style apartment then its worth it.
I live in a 1/1.My rent went up from 1,044 to 1,099 after a year, but thats pretty much all of downtown even areas on the outside of downtown. No one should complain about sirens, homeless because that is what downtown is about in ANY city. You might want to move Uptown.

Okay. Obviously the two people before me have no idea what they are talking about. Who cares about your stupid flat screen? And yes, the valet PEOPLE can be terrible, but if you pay attention in the leasing office, they tell you it is NOT mandatory. It’s downtown freaking Dallas, there are plenty of other garages if you don’t want to use the one that is right next door; if your friends are sick of paying, they can go there too.
You are allowed to have FIVE guests per apartment on the 25^th floor. Even then, if you know someone else in the complex, guess what… that makes your total even higher. OF COURSE you have to pay to rent it out, don’t you with ALL clubhouses? That ensures that if any of your IDIOT friends break anything, it will be fixed. The pool is refreshingly awesome. so what if TWO chairs are broken… if you would use them properly, THEY WOULDN’T BREAK!
Every time you submit a maintenance request, the concierge calls to make sure it is fixed. They know your name and strive to take care of you. There were 3 of them that completely sucked, one of which is gone. And the other two just have those days, but they still get the job done.
The best thing about Manor House is that they know how to take care of you. If you aren’t being taken care of then it is probably because you don’t deserve it. I have made several friends there, one of which is the «horrible leasing agent.»
Manor House has been doing upgrades, and the minute I am in the position to go back, I will.
They have events for you if you live there, and pay for the drinks and food. They constantly tell you to speak you mind. If you have issues, take it up with them, not in a public forum.
Basically, you pay a ridiculously tiny rent to live in the heart of downtown. Every place you ever decide to live will suck at one point or another. The point is that you have to make it your own. Love every minute of it, and stop trying to make excuses to be a brat.
My experience at Manor House was not perfect, but that is my own fault. If I had to do it over again, I would still sign that 15 month lease.
There is a reason people have been there for years without so much as a single complaint.

So I had never lived downtown, so I was pretty pumped. Until I moved in. Here are the highs and lows.
Highs:
1. All bills are included in rent so it’s cheaper (except internet/​cable).
2. Rooftop pool (but is super tiny with almost all of the layout chairs broken and not fixed).
3. Pool tables on the 25^th floor with movie screen and flat screens.
4. Your own big balcony.
Lows:
1. Leasing agent is horrible. Got a new flatscreen from them for looking and leasing — took them ⁵⁄₆ months to actually get it to me. Had to remind him about 8 times. Finally, I had to go over his head to the main manager to get the tv.
2. Valet is HORRID. They are slow. It’s also mandatory. No friends can come over unless they want to pay to valet their cars. The lift is broken and has been for months, but Manor House won’t pay to have it fixed. SO it takes extra long to get your car.
3. Several of the concierges are assholes.
4. You are allowed to have only 2 guests over to hang out on the 25^th floor. You have to rent out the 25^th floor for thousands of dollars if you have a get together.
5. Pool is tiny and all the chairs are broken. And they won’t fix them.
6. Maintenance will come to «fix» your problem, but instead will write on a slip of paper that nothing was wrong.
