Don’t judge a book by it’s cover. This place is rotten from the core out. First off the on site manager(wife and husband team Tammy and Ronaldo) are absolutely LAZY and have very little or no idea what they are doing far less, how to be professional. Tammy sits all day by the pool discussing existing tenants business with her buddies while they puff away on the cigarettes and alcohol.(Mind you her buddies are tenants and friends of) so you can imagine it’s a big party at anytime of day. While repairs are nonexistent or half way done. Asking them to repair is like begging them to perform their jobs as on site managers. Ranaldo NEVER speaks, say hello or good morning. He is very obnoxious and Tammy no different. Trash Trash Trash to the LOWEST degree! There’s a reason why The orleans have a revolving door. There’s a few decent tenants left but I am sure they will soon be gone and all that would be left are the scum at the bottom of the barrel.

If I could give this place a negative star I would. First, the manager is completely rude. When I was still in the process of applying for the apartment, I should have taken it as my first clue to run when he made comments about our age and income. Since when is that any ones business beyond qualifying for rent? His tone of voice, manner of handling things, and attitude is completely abhorrent and does not belong in the leasing/customer service industry. He leaves notes on your vehicle, yells at kids, and will scold you for using community amenities. One evening during summertime, I was quietly enjoying the pool. When the manager walked by I was scolded for it being«late». Pool hours indicated I had until 10pm to use the pool, but Mr. Manager had to make a point to say something because«some people get up early». If i’m not making any noise, and I am abiding by pool rules, what is the problem? ***STAYAWAYIFYOUHAVECHILDREN*** Once, he also made a point to scold us after returning from the pool. We were back in our apartment, already changed and dried off and he came to let us know that no guests were allowed in the pool. The previous weekend there was a birthday party with at least 10 kids in the pool — fine by us, by all means ENJOY! Was Mr. Manager anywhere to be found? No. So why was it okay for that to occur, but for us to have ONE guest(my sister) not okay? He has also been known for scolding residents for crying babies(Didn’t you know? Babies aren’t supposed to cry!), chairs being too close to the edge of the pool, heck he even told us that our television was too old. I’m sorry Mr. Manager, do you want to buy us a new one? As for the apartments themselves, they are nice looking on the surface, but when you have to shim your living room furniture because the floor bows, you start to wonder about the structural integrity of the place. Our apartment looked clean when we did our initial walk-through, but we soon discovered hair and other goodies lurking in the bathroom drawers, along with grease on top of the hood vent in the kitchen. So much for a nice clean apartment upon move in. The baseboards in the kitchen underneath the sink and stove areas were also pretty grody. The screen on the bedroom window was also missing, and a couple of the wall outlets were cracked. I have heard rent increases usually run $ 100.00 per year, and there is a high turn around rate with residents. In the 5 months we lived at the Orleans, we saw at least 4 units become vacant. When we requested information on breaking our lease(sick Grandma — moved in to help with care), we never received a call back or a note, or any other form of communication. Getting any answers or maintenance around there just didn’t happen. Also, don’t expect new carpet in your unit unless you are lucky. Mr. Manager will tell you that they refuse to pay for new carpet unless the existing carpet is more than 3 years old — no matter the condition. Ours had wear patterns throughout the carpet and once the fresh shampoo smell wore off, bore the smell of many residents before. You are better off looking elsewhere, renting a house, or going with a large apartment community that pays attention to their residents. Don’t believe me — call and have one conversation with Mr. Manager and you’ll change your mind.
