As an individual who spent 9 years in real estate as a broker and also has been a homeowner on multiple occasions I have experienced both sides of appraisal emotion. As a professional a fair an accurate appraisal is necessary. One that protects your bank/investor, protects your buyer from overpaying, protects a borrower from over leveraging their home just for new countertops and more. As a homeowner we often have unrealistic expectation of value based on what we «want» not what the market dictates. We often get angry when data appears to not support that and infuse emotionally based arguments to the appraiser to get what we want. Flat out we ask them to risk their career so we can borrow an additional 5k. There is something wrong with that picture and I feel appraisers are unjustly ridicule for standing firm. I used Harris Appraisal service for every appraisal I could as a broker and as a homeowner and each time the appraisals were fair, accurately comped and thorough. Harris appraisal withstood countless appraisal reviews while obtaining FHA loans for my borrowers during a time when investors were looking for any reason to deny a loan. I stand behind Harris appraisal not only for quality work but also because I know each of their employees and their owner to be persons of integrity and high moral code. This is a service I could confidently recommend to others.

Avoid this one if you can. Seems to be a staff of 1, Jennifer, and she appraised our property for a refinance. She intentionally undermined the process by arbitrarily leaving our beautiful guest house out of the total square footage– even though all previous appraisals, our real estate listing agent, and Sonoma County all define the guest house as part of the property. A mean-spirited move, and for what? Also overwhitens her teeth. ..
