Elite Property Management in no way shape or form should be in business with their current policies and staff. I will take it upon myself to warn home/apartment owners wanting to utilize Elite as their ambassador to rent properties. I caution all potential renters to interview the staff and management before reviewing their properties list. It is a shame that a business of this nature has survived in this community for so long. Although I am unaware of a reputable property management office in Corvallis, I am sure one exists. It will be worth the extra effort to do research and avoid Elite. This company is so bad, the EPA has cited them for their practices. I would stay far away from them and the properties they represent. They don’t care about you — they just want your money. Oregon and Idaho property managers failed to disclose lead paint hazards to renters Release Date: 06/25/2013 Contact Information: Suzanne Skadowski, EPA Region 10, 206−553−6689, (Seattle — June 25, 2013) The U.S. Environmental Protection Agency has ordered three property management companies in Oregon and Idaho to pay more than $ 15,000 in federal penalties for failing to disclose lead-based paint hazards to renters. Elite Property Management, Inc. of Corvallis, Oregon, and Advanced Management, Inc. of Keizer, Oregon, and Hill Rental Properties, LLC of Moscow, Idaho, were each fined for violating the federal Lead-Based Paint Real Estate Notification and Disclosure Rule. The companies failed to disclose information regarding lead paint and lead-based paint hazards to renters, based on an EPA and U.S. Department of Housing and Urban Development joint inspection. Federal lead disclosure rules require property management companies, real estate agencies, property owners, and sellers to inform potential renters or buyers of the presence of lead-based paint and lead-based paint hazards in housing built before 1978. People can get lead in their bodies by breathing or swallowing lead dust, or, especially children — by accidentally eating soil or paint chips containing lead. Improperly removing lead-based paint can also increase the danger to family members.

This business is a complete failure and an embarrassment to even talk about. First of all they required a double discount based on the fact that we were young college students with parents as cosigners. This was a major red flag at first but being that we loved the house and the rent seemed reasonable we decided to proceed. Within the first week of living in the house, we noticed a woman walking around our backyard. We approached this stranger and found out that she was our freaking Landlord! Why would a landlord just walk into your backyard unannounced? The Property management didn’t seem to care very much that our privacy was being invaded unfairly. Long story short; we ended up terminating the lease due to the landlords actions and not ours, we were allowed to leave within 30 days with no termination fees after a long struggle and countless hours on the phone with the management company. After the walk through and a month later, the management company finally decided to do their cleaning. When we got our deposit back along with the detailed list of what they had done to clean the place I almost keeled over I was laughing so hard. I mean it wasn’t funny on how they literally had«dusted» the whole house along with«sweeping» the garage. This place is joke, the cleaning company actually has the same address as the management company. So the same people who take your deposit in the beginning are the same people who literally do every thing they can to clean the place and waste your money. Bottom line; these people are thieves and take advantage of students. This case is still pending and we’re hopping to still receive more of our deposit. I want these people to know that they can’t just take advantage of every student that walks through their doors. Not to mention the company is located in a dublex looking home that you have to walk through a gated backyard to a sketchy looking back door which is their dog-piss stained bedroom which they call their office. Beware of this agency. They seem nice enough from the start, but don’t expect to get much of a deposit back. The preferred cleaning agency, Fenner Services, is the owner’s sister. They do the inspection and«charge» for cleaning if you don’t request an exit walkthrough. There is a huge conflict of interest here on many levels. I cleaned the place thoroughly and was charged for things I had done. As with most renters that had moved out and am settled somewhere else, it is a poor use of my time to battle this, but it is bothersome to be stolen from nonetheless.
