Falcon Property, will not do a walk through when you are moving, instead they send you a bill saying you owed money to them, they do not work for the tenant, I will advise anyone that is a tenant not to rent from them, they had send me a bill of over 4,000 saying the place needed paint outside, charging cleaning fee of 200 and even charging for dog pooh let in the outside yard, they will charge a late fee if you pay after the 3 of the month, if you are a tenant do not I repeat do not rent from them, they send me a bill in June, and I moved in March, they only comunicate through email with you, and never call you to discuss anything, until you see the bill arriving and taking legal actions against you. I know personally that I go off of reviews to figure out where I will eat, visit, travel, stay, etc. Falcon Property Solutions has not been very accommodating since we moved in to one of their rentals. First off, they do not do walk-throughs of the rentals with the new tenants-which I found odd. they claim they document everything prior to you moving in/or out. when we moved in to one of their rentals… we found the walls were heavily scuffed up, the master light was not working at all, and a cat urine smell was heavily coming from our downstairs. the carpets had all been replaced prior to our move in. the only thing that was fixed was our master light, which took them about 4 days to come out and fix(something electrical). the walls they said they could do nothing about and the cat urine smell they said they could not smell. after many complaints and still a gross cat pee smell, one of their employees came with a blacklight to check out the bathroom downstairs(which is where the previous tenants cats had stayed). there was urine everywhere! covered in the grout, on the walls, it was disgusting. Deb(their employee) said someone would be out soon to take care of this matter, no one ever came. we had to live with this gross smell until I decided it was too unsanitary for my child and we moved out. plus I learned I was pregnant and you are not suppose to be anywhere near cat feces. we broke our lease early, paid them $ 550 and they found renters within a week. 7 weeks after moving out, we are still waiting on our deposit. they have 30 – 60 days to get you back your deposit and apparently they will use every single one of those days. they also did not do a walk-thru with us when we moved out, even though we asked for one. they had tenants in the next day after we moved. I do not like how they treat their clients, I would not recommend renting from them.

Before you sign a contract to have Falcon Property Solutions manage your property, be aware that once you do so, you will have NOSAY in the tenant selection and if you try to have any input, they may threaten legal action. I was about to rent my precious home despite the horror stories I have heard about renters wrecking properties. Given that the one-month security deposit is all that would be available to compensate me for any damage done to my home, and to respect the concerns of the neighbors I have known for 14 years, I considered the selection of tenants extremely important, and I assumed I would be able to have input into that selection. However, Falcon signed a lease with a tenant without any input from me, apparently their standard procedure. When I protested, they twisted my words to make my objection seem like a violation of Fair Housing laws. In addition, they provided my personal information and their interpretation of our private conversations to the prospective tenants so that they would have everything they needed to take legal action. Falcon would gain nothing if I were sued, so it baffles me why they would do such a thing. I fully support Fair Housing laws and all other efforts to combat discrimination. I would not turn down a prospective tenant based on their being young, old, black, white, married, single, gay, straight, transgender, disabled, able bodied or any combination. I expect a property management company to educate me about and comply with Fair Housing and all other legal considerations while working with me to feel comfortable about the individuals who will be inhabiting my most cherished and valuable position, my home. I also expect that my interaction with a property management company would be confidential, similar to my interaction with any other professional. If you also expect these things, Falcon Property Solutions is not your best choice.

Falcon Props is great through in through as they are a symbol of what and how customer service should be. Falcon Props came highly recommended from a friend in 2011 and we have been working together ever since. This is after looking and speaking with three other Property Management companies within the COS area and not getting a good vibe from any. I greatly feel that Falcon Props leads the way in how a Property Management office/business should make a customer feel. To this day I still have friends calling and asking for a recommendation and always refer them to the Falcon Team as a high consideration. The service provided by FPS is exceptional, and far beyond industry standard for property management. For over a year our monthly rental payment has been deposited on time followed with a statement of charges for the month. Any questions or concerns have been addressed quickly and I truly feel they care about each property, tenant, and owner. FPS advocates both for the best interest of the tenants and owners. I would highly recommend them to anyone looking for a property manager or a rental. Professionalism with a caring personal delivery is very hard to come by these days and FPS has exceeded my expectations in both of these areas. Thank you!
