We rented from Advanced for three years. We had very few issues with them… any issues I could really list came from the contractors that worked for them, not the actual company itself. They always answered when we called, got back to us immediately, and we had zero issues with the return of our security deposit. We enjoyed renting from them, and would absolutely recommend to a friend.

I rented a house from them for 5 very long years. I took care of the house, repainted when it was needed, and notified them of any needed repairs. However, when I moved out that kept my $ 1000+ deposit for items that I requested to be repaired 2 years prior. My requests for repairs were denied, IF I could even get them to respond. I was sent a large bill for additional costs even though I left the home in better condition than received. They had no record of my condition report so they claimed I did all the damage. I responded contesting the charges but was told I would have to take it up with the owners. The house was sold so how could I do that? Long story short, I was glad to be out of there! I’ve been gone 3+ years now and I am so happy with other property management companies!

I hate to even give them a one star because they don’t deserve it. First off the ladies who worked at the front desk were always rude, didn’t seem to care about whatever you might need their help with (emergency or not), and if you needed to talk to the property manager they never had time to talk. We were part of their test phase when they introduced online rent pay, one time (during the two years we lived there), THEIR system had an issue and kicked back our funds (I showed them proof with bank statements), and they said because of that we were not allowed to use anything but certified funds. Okay fine. We always paid that way anyway until they asked US to be a part of their test phase because we, what do you know, always paid on time with no issues. When we brought in the proof that we had the funds, they said our bank was lying, our statement was falsified, and that their system (which I remind you was in a test phase) would not malfunction like that. I would not recommend them, and if we ever move back to Colorado Springs I will stay as far away as possible! Rude, Rude, RUDE!

I rented from this company back in 2012. I would suggest staying far far away. I had military orders to move out. I was told they wouldn’t accept the orders. I moved out anyway. About 2 years later I got a court order to appear. I go to court a few times and finally get to sit down and talk work their attorney. I show him my military orders and he looked shocked because they told him I was lying about that and didn’t have any. He then handed me a detailed list of things they stated I owed. The whole 5 months I lived there I called multiple times to have items fixed, but each time was told oh the property manager just stepped out she’ll call back. She never did. The only time I saw her come out to the property was when one of my neighbors had mold growing under their floors. They called and called and called, but each time she had just stepped out. Finally they called code enforcement. When code enforcement came out suddenly she was there. I ended up agreeing to pay attorney cost, court cost, and ¹⁄₃ of the damages. Stupid me. Now this is on my credit report and no one will rent to me. I wouldn’t waste my time with these low life slum lords

Yikes. Buying a property is an investment, if you want to have someone manage it, you want them to be good, REALLY GOOD. You want them to look after your best interest, your investment, look for ways to make you money, BE PROACTIVE. You want them to call you back, talk to you with respect and look out for your best interest. DON’T, DON’T, DON’T use Advanced Realty Concepts, Inc. They just want their 10%. Especially if you are out of state!!!
