Terrible management! Crystal at the office is so rude! They said rent was overdue and want to charge $ 50 for a late fee! The check was written on the 2nd of the month and CLEARED my bank on the 5th! They just didn’t log it in on time and tried to blame it on being late! Never has rent been late for the 9 months of living there and because of someone’s laziness, we get charged! Also, we were promised we would have a pool! Nope! Still isn’t ready and now our lease is up! I’m sure we paid for it in our rent and never was able to use it! Also, maintenance just opens the door with no warning! Walking around in just a t-shirt with no warning of them entering is unacceptable and very uncomfortable! Not cool for girls living in the townhouse alone!!! Parking is terrible! Cars all of the street and hard to get through the road! The management is one of the worst I’ve ever had to deal with! Management drives around and takes picture of your apartment if they see an animal in the window. Don’t let your friends bring an animal to visit even the dog park because they will want to charge you for having a pet.(Even if it isn’t yours) One star review is even to high for this place!

LIVEATTHEBARRACKS! My two roommates and I started living here last year and have already renewed our lease for the next school year(2016 – 2017)! Personally, I plan on renewing my lease until I graduate. Before living here we spent about 6 months time coming up to college station and looking at rent houses, apartments, townhomes, etc. The barracks was by far our first choice. The quality of the home and service you get for the price of rent you pay is unmatchable. The rooms at the barracks are some of the biggest as far as townhomes, cottages, and apartments go. The structure of the townhome is sound, inside and out, clearly not built carelessly or with cheap material. They have such a wide variety of options as well. From stand-alone homes to townhomes, 2 bedrooms to 5 bedrooms, decks or balconies, front or back porch, yards small or large, or even no yard if you don’t want one! One of my favorite things about living at the barracks is having help from the maintenance and lawn crews. The maintenance man responds to maintenance requests within one day, always. And if you do decide you want a yard the barracks will take care of it for you weekly! If you don’t end up with a unit that has a yard there are still so many other things to do here if you want to get outside. You could take your furry friend to one of the two dog parks, go to the pool, play sand volleyball, participate in weekly boot camp to get fit, go to the outdoor gym, or you could go to the wakeboard park, even if you just want to watch! Just to name a few. Not to mention there’s going to be an amazing recreational venue which is under construction now! I’m most excited for that. If you’re a social butterfly the barracks holds events year round, if you’re not so social this is still the place for you. If you haven’t caught on yet, the barracks is awesome and I think it has the most to offer out of all of the places to live in college station. Live at the barracks, do it! Sign your lease today!

This is without a doubt, the worst place I have ever lived. The monthly rent is absurdly high for the dirt poor quality of townhomes that are here. The maintenance is god awful, if anything breaks, you will likely be waiting multiple months for the management company to send someone to fix it, or like in my case, they will simply close the maintenance order and mark it as finished without ever doing a thing. When they actually do get around to fixing it, they will most likely charge you, claiming it was your fault, even though you did literally nothing to break anything. They will bombard you with useless emails, but will never send emails about the most important things, for example, being time to renew your lease. Which by the way, they expect a 6 month notice for renewal. The people at the management office are completely incompetent, and will not allow you to speak with a manager for any reason, claiming«he is just too busy». The amenities that they claim to have will most likely never be finished. The lazy river has been under construction for probably 3 years now and it is still nowhere near complete. They take no care of the dog parks, and the landscapers do a horrible job or taking care of your lawns. There will commonly be grass all over your porch and other times, they wont touch your lawn for months at a time. The townhomes themselves are shabby and haphazardly thrown together because the company is too concerned with building too many too quickly. There are noise violations almost every weekend and the management does nothing about it. People drive like maniacs and people and pets have been hit, yet the management does nothing about it. The straw that broke the camel’s back was taht we were just informed that our rent is going up because we don’t follow their facebook or instagram orsome other social media nonsense. This is without a doubt, the WORSTHOA/complex I have ever lived in. AVOIDATALLCOSTS!!!

High price poor quality. Cheaply made, thrown together houses. If something breaks(which it often does) you’ll have to wait literally months, constantly sending in work orders and calling the office to get it fixed. Management team is the most frustrating part of living at The Barracks. I have never had them tell me something truthfully, that was finished on time and done right. For example; the paint in our town home doesn’t match. All the walls are different shades making it impossible to touch it up when people move out, which is the residents job. After two years they agreed to come fix it, but not without a hassle of course. At the end of the day we had scheduled for them to paint, no one had come by. When I called and asked they told me it was my fault for not scheduling it, which I had done. The second day the painters were supposed to come out they painted two walls and left. Six hours latter after repeatedly calling the management team and asking about it we finally got them back. This is when I had the privilege of meeting the most sketchy painting crew I have ever encountered. They drove up in a small black unmarked car with two girls, one rolling pen, and no ladder, telling me they were going to paint one wall because that’s what their manager told them to do. When I asked to talk with their manager they wouldn’t let me. When I asked what the company they work for is they told me THEYDON’T KNOW! When I kept trying to figure out who they were they packed up their stuff and drove off. I know longer feel safe knowing that The Barracks would just hand over the key to my house to this random group of nameless hoodlums. The paint is still not fixed, and after this experience I wouldn’t even trust The Barracks to do that much. This is just one of the many many terrible stories of The Barracks I already have and I am sure there are more to come. This particular management team manages issues with avoidance and lies making for an incredibly annoying experience. AND if you are expecting an awesome pool to make up for shitty service than lower your expectations. They have been telling us that will be ready two years ago and keep lying about that as well.

Don’t let the pretty landscaping and the bimbo blonde fool you. My boyfriend and I have lived here a year in july. We are not impressed by the quality of the townhouse we are renting out. Everything is very cheap quality, and in effect many things in our home have broke fairly easy. The microwave handle has fallen off, the sink handle is not installed properly and leaks under the cabinet, the carpet has permeant spots from the previous owner, the walls are paper thin, the dryer barely works, and although they claim to maintain the lawn, they have only cut it the first week we moved in.(Just to name a few problems we have had). My boyfriend and I are people who take pride in taking care of our things. The quality of these homes is just extremely poor. The only reason the barracks is getting one star from me is mainly because of the fact that Unilocal does not allow me to give 0 stars. However, I will include the fact that the wakeboard park is pretty neat. We decided to go once and the staff was fairly friendly. Don’t count on meeting anyone there though. It’s pretty awkward and quiet. All in all, don’t rent from the barracks unless you want to hear rowdy drunk college kids and neglected, barking dogs all night.
