This property is probably around a 2.5 star rating but since Unilocal doesn’t allow halves… read the reviews on Unilocal and contrast with the official CasaPalma website which boasts a 100% satisfaction rating. Big discrepancy which probably means Casa’s new ownership is suppressing negative reviews on their own site. Big no-no. There’s two reasons to live here: the amenities and the location. If you read all the reviews here, you’ll notice that for the most part, residents are happy with the amenities and I have to agree — the design of the rooms and the amenities in the units are superb. The location, likewise, is ideal — close to the turnpike and relatively close to the I-95, as well as relatively nice restaurants in the nearby Promenade. The pool here is top-notch, though definitely want to go early morning to avoid the crowds. The bad? Parking is difficult to find after 8pm. Some nights, I stay home to eat dinner instead of going to a restaurant out of fear that when I come back, there won’t be any places to park and I’d have to either park in no man’s land or double park and risk a tow. You could pay $ 150 a month for a garage I suppose but it adds up. Don’t just take our word for it — come give the property a drive-through visit after 8 or 9pm and scope out the parking situation around the apartment unit you’re looking to rent. You may find that there are zero spaces to park in and all the double-parkers have already double-parked in all the possible locations. Another issue? Staffing(another common theme among all the reviews here). It appears that 99% of the entire office staff that was present at Casa Palma’s grand opening have been replaced, although the maintenance crew has remained mostly the same(maintenance crew deserves props, you guys are awesome). The current leasing agents seem strangely detached from ensuring the satisfaction of the residents here. Look beyond the forced smiles and you get the impression that the staff really do not want to deal with whatever issue brings you to the office. Consequence — most residents I know only go to the office when they absolutely have to. You will pay a hefty monthly fee to live here and it’s sad that unfortunately the money you pay can’t afford for staff that actually give off a good vibe and actually look like they want to be working here and helping you resolve any residential issues. The maintenance crew is the complete opposite of the office staff — always seem to be working, courteous, professional, and most importantly — GENUINE. If you go to the office to get a package, say a prayer and hope your wait time doesn’t exceed 20 minutes. Watch the Soup Nazi episode from the old TV series Seinfeld and you’ll get an idea on how to act in the Casa Palma office without triggering glares from the staff. Will I continue to stay here next year? Probably, because the amenities really are great here and luckily I only have to deal with the office staff once every 6 months or so. Bottom line to management: if you really want to fix things up, hire someone to exclusively man the front desk and let the staff know that when a line starts forming at the front desk, the customers in the lobby CAN see through the glass doors into the back of the office where the other staff pretend to be suddenly extraordinarily busy at arranging their pencils and paper.

Ended up changing entire staff and we backed out of our move in. nice new community opening up nearby hopefully will be nice. new staff at casa Palm had everything screwed up for my move in

I rent here and absolutely love it! It is beautiful!!! The master bathroom is huge and can fit 30 people in the shower along with a nice bath tub. Hard wood floors new appliances and great views. Highly recommend this place to all!

Lovely apartments, but an incredibly inconsiderate staff. We’ve had no problems until our first rent was due. We opted into automatic payments, and they deducted the incorrect amount. The result? They charged us a $ 100 late fee because they only deducted $ 0.01, and blamed us because it was in our contract that rent was due between the 1st and the 3rd of every month. Thanks… I had no idea. Let’s put aside their rude staff for a moment– The Casa Palma deserves some credit for having an incredible atmosphere and stunning apartments.

I have lived here for a year but we are not renewing our lease for a few reasons. Let me start by saying I have always experienced outstanding customer service when dealing with Nancy the leasing agent or Tais the property manager. Ask for Nancy, she is the best. Great follow-up. I decided to move to Casa Palma based on her customer service alone! (Side note: when you walk into the office the others pretend not to see you. They sit in their glass walled offices and turn their backs to you. Here is the irony, they turn and face the outside, which has a view of the walk way that leads to the office, which means they saw you before long you saw them. Clearly they’re ignoring you!) The good: The apartments are gorgeous and the property is spectacular. It has 2 great saltwater pools and a state of art fitness center. Maintenance responds quickly. The bad: There is not enough parking. We moved here prior to the property filling up so there was plenty of parking in the beginning. As the complex filled up, parking became a nightmare. People are now double parking on the sides and in areas that put their vehicles at risk for being damaged or towed. We had to rent a garage unit for $ 170 per month. Another issue, the property allows dogs up to 70 pounds. Big dogs mean big poop and a lot of pet owners do not pick after their dog. It can be s pretty disgusting site. Irresponsible pet owners also allow their dogs to live on the balcony. In all fairness, the bad things are issues that can be hard for any property management team to address but it is not impossible. You have to remain committed. I’m not sure what they can do about parking except force garage owners to park their vehicles in their garages instead of using it as storage as so many do. We decided not to renew our lease because we were paying almost $ 1800 per month for a mid-sized one bedroom apartment and a garage. We received notice that if we renewed, the rent would go up by and additional $ 130 per month. It just wasn’t worth it. After checking out other properties in the area, we decided to move into another brand new property with assigned parking just 3 miles away. We’re getting a two-bedroom for the price that we currently pay for a one-bedroom and a garage. I am leaving because I do not believe I am getting my money’s worth. The value is no longer there for me. The new manager does seem committed. I hope she is able to address the parking and dog poop issues. The poop is everywhere!

We came in on Saturday morning, while looking for a new apartment to rent. The woman we encountered at the front desk was rude and totally unwilling to help us. We told her we were looking for a place to rent in January, and the only thing she would tell us is that construction would finish in December. She did not offer us a tour, even though we said we were interested. Instead, she gave us pictures of floor plans that we could have found online. On our way out, we saw another couple getting a tour, so we don’t know why the woman we dealt with did not offer us a tour. The customer service was horrible, and it is not up to par with other comparable communities. Overall, we were treated badly and will not rent from this property or any affiliated properties.
