Condominium Management Services

CMS is a terrible management company. We’ve had friendly, helpful CMS property managers in the past, but the woman who has managed our community since 2012 is spiteful and vindictive. She refuses to return telephone calls or answer e-​mails when she doesn’t like or is
annoyed with particular residents. She’s also a shameless liar and has apparently formed an unholy alliance with a woman in our community who is serving as both the President and Treasurer of the board. Even though they were told in May, 2015, that it was inappropriate and probably illegal for one person to hold both of those positions, the woman was still President and Treasurer on January 25, 2016. That woman and another one were part of a board that launched an inappropriate fencing replacement project that led to much anger in the community and eventually to the other three board members selling their homes and moving. When no one would join the board with these two obnoxious women, they appointed another power-​hungry busybody to the board, and then the next year when again no one else would join them and they couldn’t find the minimum 14 people to reelect them, she apparently appointed them. After trying unsuccessfully to convince these three women to care about the people in the community, I ran for the board to force them off. I was elected, along with another woman, while the busybody who was appointed by the obnoxious board members lost. Because the two elected women refused to serve with women who had not been elected, we have not been able to join the board, and now the management company (obviously trying to hold on to their contract) is claiming that we resigned immediately after being elected. We didn’t resign because we hadn’t yet accepted the position. At this point, there are five unelected board members, and the two people who were elected (the first time there was an election in two years) by the community are not on the board. I plan to go public with my complaints, especially after reading the other Unilocal reviews. This review is my first public comment but not my last.

The worst. Unprofessional. Constantly blaming the board members for the problems in a complex and pitting homeowners against each other instead of addressing issues. Put EVERYTHING in writing. They will let your investment rot away.

I wrote a complaint about one of their managers and they have the attorney for the HOA (not legal) reply and then they billed me $ 600. While trying to refi one of my properties my broker said they are the worst management company in the area. They are slow and charge for everything. If you HOA is using CMS, you should complain.

For the most part dealing with the numerous condo management companies we’ve had, since I bought my condo over 14 yrs ago, has rarely been a positive experience and CMS is no exception. I’ve reported a roof leak 3x in the last 1 ½ months and the way it’s been handled by CMS is terrible. It’s still leaking even after they sent a ‘roofer’ out! They are very unorganized, no empathy and their response time (to the actual emergency) is something that really needs serious work. The on call person responds to your original call, when you go thru the after hrs emergency, but I’m convinced after that they lose your number. After my second call I had to hound them to get the rep for our association to respond.

People are constantly double parking in my complex and little if anything gets done… this management service just passes the buck and blames the problems on the inefficiency of the towing companies that they contract with. If you try to pay your associations over the phone or online they will charge you around $ 20…which is a huge ripoff when most companies will do it for a $ 1.50. If you mail your associations close to the due date they will literally hold your check for over a week and then cash it. Basically you can mail your dues on the 8^th and they will hold the check till the 16^th and then cash it and assess you a late charge because they say it was past due on the 15^th. It’s easy and convenient for this company to hold your check for 10 days and then hit you with a late charge even though they’ve been in possession of your check for at least a week. Shameful… a mean spirited company that cares little for the people who they take dues from each month.
