Holly Ferguson(assistant building manager) and Paula Gutierrez(building manager) from Community Specialists are the managers of 1720 S. Michigan Avenue. I put my condo on the market and arranged to have it professionally staged. As part of the staging, some furniture was to be delivered. To my surprise, Holly Ferguson and Paula Gutierrez charged me $ 700 in move in/out fees. $ 350 to have the furniture delivered and $ 350 to have it removed. According to them, the amount of furniture and time involved were equivalent to a move in/out and so the fee was appropriate, not that these two ever inquired about or timed the actual delivery of the furniture. The delivery took half the allotted 4 hours and consisted of 2 beds, table and chairs, side tables, and accessories like mirrors and vases. So, no it was not equivalent in time or amount of stuff to an actual move in or out. There were not loads of clothes, small or large appliances, shoes, books, etc, etc. In fact, I know of no other building that charges a move in/out fee for staging regardless of how much furniture is involved. But if you try to appeal to reason or logic with Holly Ferguson or Paula Gutierrez you will likely cause yourself bodily harm, as it would be like slamming your forehead against a brick wall. Perhaps if you had a jack hammer and a thousand years you might just dent the reinforced concrete surrounding their grey matter, otherwise they are impervious to reason. If you are considering hiring Community Specialists for anything, consider the kinds of people they employ and consider whether you enjoy talking to statues. Well no, strike that, statues can sometimes be pleasant to look at so the metaphor is inapt.

The building manager, Carolyn Bull from Community Specialists is a very bad building manager. She plays politics, is mean to residents and the staff and makes life very difficult for owners and renters that live in the building. I live in a mid-rise condo building with around 250 units, which are one bedrooms and studios. I am a unit owner, but when I got engaged the building manager told the staff to secretly find out if I was actually engaged because she wanted to charge my fiancé a «move-in» fee when she came to live with me! WTF?! That is complete invasion of privacy! On top of that the building manager has put recycling bins on each floor, but I noticed that all of the recycling is actually thrown away with the regular garbage. When I went to inquire about the situation, Carolyn would not give me any details about the waste removal program for our building. I don’t trust Carolyn Bull, nor am I satisfied with Community Specialists! I have tried to contact Community Specialists corporate office but I have never received any action to my complaints. I am very disappointed with this management company and I not only want the building manager replaced I would like our condo association to replace Community Specialists since I believe they are too expensive and provide poor service.
