I have had the misfortune of working with Walsh Property Mngmnt for the eight years I have lived in my condominium. Despite repeated emails and phone calls regarding issues that continually crop up in our community, Walsh is slow to respond, often ignores complaints and takes great pleasure in fighting with homeowners over basic maintenance. Our newsletters have turned into Walsh’s petty retorts to valid homeowner disappointments and complaints.
It is my belief that each individual property representative is overworked, that Walsh is understaffed and that they simply cannot fulfill the job they have been hired for and paid to do.
Our prior representative was an outright liar and after several complaints from homeowners, was finally fired. Our current representative I believe started out with good intentions, but now sides mostly with the homeowners association Board by finding ways to misinterpret and twist the bylaws to suit their every argument. They endlessly squabble with and reject the opinions of dues paying members. They are heavy handed in making changes without votes or proper notification to homeowners and reject all pushback from homeowners when we are unhappy with their decisions. I am very much reminded of high school and I find the lack of professionalism and consideration for homeowners wishes appalling.

Ed Walsh and staff never, never, never want to address concerns of homeowners. I write over and over and over and over and over to get things taken care of to get the same lame response again and again and again. NOTHING!!! NO ANSWERS, NO ACTIONS the same lazy emails back with no plans to address anything. What a joke!

I spoke with someone on the phone today who was very friendly and helpful. We’ve had problems with this service in the past, but I think they’re cleaning up their act.

One of the most unfriendliest personnel of property management companies I have ever encountered. None of the employees have a decency to make the tenants/​owners welcome in their office space. No one acknowledge your presence .
I had several questions, being a new tenant to the community and was told that there are limits to how many questions I can ask ??? You get tired of me asking u three simple questions???
Why would they offer help in regards to questions and concerns in their newsletters if they don’t have any customer skills ???

When I bought my house, 20 years ago, I learned very quickly about our property manager, Walsh Property Mamagement.
I learned that I didn’t like them very much. They were always hassling me about something I was doing at my unit, or where my guests were parking, or telling me not to ride my go-​kart thru the complex, or that I could not install a hot tub in my yard.
My copy of our correspondence takes up ½ of a lateral file drawer, and needs 10 hanging folders to hold it. I have had so many run-in’s with WPM… that I have been on the Board for over 10 years, and i am currently the Vice President.
From the Board perspective, WPM does a fantastic job handling the especially distasteful aspects, like parking enforcement, and compliance with CCR’s.
Looking back, the times when I didn’t like WPM the most, are the proof that they have been doing their job, and VERY effectively managing our complex for many years.
WPM strive’s to maintain a position of absolute transparency (to the Board), and they serve as a beacon to the Board, when we run up against the Davis-​Sterling Act.
Special thanks to the following individuals at Walsh Property Management, listed here in chronological order, of my introduction to them.
Ilona Walsh– it was Ilona’s idea to put me on the Board. She managed our HOA for many years. Ilona put up with the worst of my temper (and tantrums)
Ed Walsh– Ilona’s husband. Ed is a lawyer, and together with Ilona, they are the WALSH in Walsh Property Management.
Cynthia Schick– former Manager for our HOA.
Nikea Scarbrough– (our current Manager) I can’t tell you how much I have enjoyed working with Nikea. She has reaped the benefits of all the work that Ilona, Ed, and Cynthia put in, to mold me into a respected Board member.

Still waiting for resolution of my sewer back-​up issue. I’ve asked for copies of documents. Was told I would receive copies of documents. To date, I haven’t received the documents that I’ve requested. It’s been almost one month since the back-​up and I still haven’t been contacted by any contractors, ok’d by WPM, for repair estimates.
No response from WPM for a status update.

No idea how anyone has any true grievances against this company. Fair and professional is the experience I have had over the years of association with them.

They’re OK. I wish they were up to speed on tech. Email lists, online requests, accept credit cards, etc.

We decided to rent this place in San Leandro, CA for $ 1550.00 Even though we knew it was HOA property. BIG MISTAKE ! Thank GOD we are only RENTERS ! We where told and given a set of rules AFTER we moved in. Another Mistake ! you should always MAKE SURE you HAVE AND READ over the rules BEFORE MOVING IN. Although they where explained to us by the owner of the property … WE TRUSTED THE OWNER ! We followed the rules to the letter and where extremely obedient to all HOA and Walsh Proberty Rules and regulations. MAYBE WE WHERE TOO TRUSTING? because my daughter has been parking on and off on the property since Nov of 2011. But I guess that was not good enough because for NO REASON at 2AM Robert From Walsh property management had my Daughters car towed on FATHER“S DAY of ALLLLL DAY’S !!! Which later cost her $ 380.00. As My daughter was preparing to take all involved to Court over this as we where Totally in the right ! The owner of our rental unit reimbursed My Daughter. Praise God for
that ! But that incident prompted me to investigate HOA ’ S and Walsh Proberty management and through my extensive investigation I did not like what I was reading as I STRONGLY ENCOURAGE everyone to read for yourself and educate yourself and make an informed decision and don’t make the mistake we made by moving into a controlled HOA property aspecially one controlled by Walsh property. We are paying way too much to deal with all the drama as renters ! Now my daughter is afraid to park any where on the property ! As for us we are in the process of looking for another place to rent and Hope and pray and with God’s blessings be moving at the end of our lease term And WILL NEVER move into another HOA property again that is for sure. Praise be to GOD !
The point is NO ONE is perfect and we all fall short and IF the rules changed without us being aware of those changes or IF we made a mistake we should have been at LEAST warned FIRST of our mistake and given A chance to make corrections. Even the City or county Governments warns you before being towed with a ticket But we where TOLD Nothing !!! **** Even though the rules we have we where totally in the right !!! We know if this went to court we would have won … No Doubt ! Obviously because my daughter was later reimbursed by the owner of the unit /​property .
BUT WALSH PROPERTY MANAGEMENT REFUSE TO ACCEPT BLAME !!! NO SURPRISE as I read other reviews Walsh property have a LOT to learn about how to treat people and Customer service is NOT on their High priority list as they keep making excuses for there people who represent their company !!!

Walsh Property Mgmt. sucks! I bought a condo at Mesa Verde in Castro Valley about 18 months. During my first month living there, my tire got flattened by spikes while entering the property. The entrance has spikes, stop n go lights, a wooden arm that goes up, and a couple written warning signs posted at various points. Coming home from work, the arm was up so I drove through and got my tire spiked. I went to a nearby tire shop the next morning and needed to replace the tire. The attendant told me «we always get customers that are victims of the same circumstance from the Mesa Verde property, even their security guard.» I went to the office, explained that I was a new owner and inquired to see if they would reimburse me for the tire. They said it was my fault, because even though the arm was up, I should have stopped and noticed the light, sign, etc. I went to the HOA board meeting afterward, and soon as I began talking about the incident, and at this point, just wanted to know if they would do something to prevent this from happening to others. They got defensive and started justifying with things like «it would be too expensive to upgrade the gated entry, etc.» This made it clear to me that they care very little about the satisfaction or opinion of the owners and renters here.

I own two properties managed by Walsh Property Management. I signed up for automatic payment for my HOA dues and had problems setting it up. I called for assistance and a woman named Andy answered and was extremely rude and insulting. Her rude tone and insulting remarks were not professional.

If you own property or are renting, make sure you are not dealing with Walsh Property Mismanagement.
They will bleed you dry as an owner, and have been known to ‘oops, we didn’t receive…’ checks till they are «late» and can be charged extra.
This has happened to me twice now. Do not use them as property management. and definitely don’t move into property controlled by them!
After two missed payments, they will start to foreclose as soon as possible to take your property and make a profit from your loss.
