BEWARE! Shady home inspector. Hired him through our Realtor at a ‘discount price’ (which ended up being his normal price he charges, as per his website), and he told us the cracks in our house were normal settling cracks, when in fact our foundation is sunken 8 inches from front to back and needs SERIOUS HELP! Apparently it’s been sinking for quite some years, so this isn’t new and to anyone who knows anything about foundation, it’s a very apparent problem! He also said there were no leaks, the pipes under the house looked great, nothing needed to be done with plumbing, etc… not even a year after buying the house, the pipes under the house were rusted SO BADLY that water had pooled under there and was making our whole house stink! There was also a 12 inch x 12 inch spot in the bathroom floor that was soft, which he said was the linoleum separating from the floor. He took his little moisture tool detector and said it was dry under the entire floor. However, within a few months of buying the house the spot turned dark from water and was super squishy and when we pulled up the linoleum the sub floor was rotten and we had to completely replace it/​the flooring. STAY AWAY! LEARN FROM OUR MISTAKE!
